Have you jumped on the baby trend?

Are you a stay at home parent who would very much like to earn some extra money but you don't know how? Well the answer is right in front of you, your baby. This does not mean that you should make a business of your child but out of what you as a parent know a child needs. Are you wondering how?
Babies and baby products has become a very hot market lately and is steadily growing. Baby issues and all product regarding babies is turning out to be a big money making machine on-line and if you know anything about computers this would be a great business to get into. It is a business which will not require a whole lot of time when you have it up and running.

Having found a wonderful niche like baby products does not necessarily mean that you will make money of your website and this is where your job will be. You could even have great products up for sale without ever selling one single thing. Even if you had baby beds made of gold for sale on your site, without traffic to your site your sales will remain next to nothing.

Marketing a website concerning baby stuff is not very hard at all because people are searching for baby items constantly. The problem is that without marketing and good content nobody will find you. This is where you have to spend a few hours here and there in order to promote and market your site.

Having gone through this problem myself I would like to let you in on a little secret which helped generate an immense flow of traffic to my baby site and I did not spend a lot of time on it at all. Naturally the more time you devote to market your business, the better it will be, but as a stay at home parent it probably will not be your first priority.

First of all make sure you have good quality products for sale on your site even though it is not your main concern. By having good quality products on your site you will very quickly get a good reputation for having good products and people will return to buy from you and you will find that you get few refund requests.

What is important to have on your site is good content but if you do not know how to write good content don't worry about it because there are plenty of places where you can get great content for your website. In order to find the best thing suited for you I would recommend that you go to a site specifically directed towards baby content.

On such a site you will find articles and information only regarding babies. These sites are not only good for you who are starting your own website but also for those of you just looking for ideas and information about babies. Writing your own articles and submitting them to different directories is another great way to promote your business.

Well, this is just one suggestion on how to earn some extra money while being a stay at home parent. Good luck.

Real Estate Industry as Investment?

The investment world is very tricky and sometimes very exciting industry. The excitement of the industry is a constant gamble of whether or not you will profit or lose money. However, there are many other people out there who can?t figure out what to invest on. However what I?ve found is that you could not only invest in Real Estate for current profit but also residual income as well.

From large amounts of profits to small amounts of profits; the real estate industry is a great investment tool. However, I have come up with a solution and a plan to it. The first step is buying a house. You pick the house you want and make sure it?s not to expensive so you can have some room to profit from the mortgage payments, if you had to get a purchase loan to buy the house. This way when renting out rooms to your home you would be able to profit from the mortgage payments. Now, first years most likely would be around $300-$400 a month of profit if you?ve figured out where the market is at. In a couple of years you would want to refinance the home to make sure the payments would go down to make room for more profit.

The second step is renting out your home. Now that you?ve gotten the purchase out of the way, you would want to find some renters. You can usually do this by putting an advertisement in the classifieds or somewhere to advertise that there are rooms for rent in your home. You would want to set the price at a price you can profit from the mortgage payments. You don?t want to put it to high depending on the renter market in your area. After you get the renters and you keep residual income coming you start investing and/or saving the money you are profiting. What I would do is after a point of time waiting for that you would buy another home and do the same thing for that as well.

The real estate industry is such an easy investment tool once you start to understand it. So many people don?t take it for what it is. I mean to think you could have your own income and be working on your own. That was my solution and I hope it helps you out in your journey of investment income.

Of all the highly searched terms, you will find that Business Opportunities to be at the top. It is highly searched by stay-at-home moms and entrepreneurs alike who need extra earnings. In return for this tremendous demand for business opportunities, there will also be schemes and strategies that usually cost money rather than make money. Some of these business opportunity schemes are endless financial depths of despair that devours their innocent victims.

As long as there are people, there will always be a need for housing and businesses. There is a variety of ways for Real Estate investing. Here are just a few:

  • Construction of residential subdivision.
  • Commercial development.

However, I assure you that the ordinary individual exploring ways to make extra income will conclude that real estate investing is one of the easiest, simplest, and most valuable alternative of any business opportunity.

I began real estate investing 5 years ago. My first investment was for a golf front lot purchased for an unheard off price of $25,000.00. That investment quickly turned into $100,000.00, giving me a profit margin of $75,000.00. Today, I own two rental properties and a residence and am looking to invest in a condominium in the near future.

    Baby Toys

There are a lot of important things to remember about buying baby toys for your baby. If you are buying toys for someone else's baby make sure you buy toys that are safe and toys the parents won't object to.

What are some of the best toys for baby? I'm glad you asked. Let's review some of the best baby toys available out there.

Alphabet Blocks are standard equipment of the well-stocked baby toy box. They have been one of the best developmental toys for centuries. Alphabet blocks appeared as early as 1693, when the philosopher John Locke pointed out that dice and play-things, with the letters on them to teach children the alphabet by playing would make learning to read a more enjoyable experience. A century and a quarter later, Friedrich Wilhelm August Froebel, a museum curator who pioneered kindergarten, introduced geometric solids carved from wood. Known as Froebel's gifts, they soon led to alphabet blocks.

Parents may like them because they have educational value, but children like them because of their colors, the pictures on them, and their numbers, patterns, and symbols look nice piled up. These baby toys will always be a hit.

DVDs that teach letters and numbers. With today's technology we can move up to other ways to keep babies entertained, while teaching them the alphabet and their numbers and more. DVDs are perfect for teaching the letters and numbers to your little ones. It's amazing how babies and toddlers pick up letter and number recognition skills through these DVDs.

Toys that move with just a little help from baby. Toys like the Press N Go Inchworm, Tumble Time Tigger, and Carousels with lots of small moveable features that stay attached to the larger toy are great choices for your baby. They are colorful and with all those things that move, they can keep a baby entertained for hours.

Soft Dolls and Stuffed Animals are always a favorite. Make sure when you buy these baby toys, you check for loose parts, like eyes, buttons, and other parts that can be pulled off too easily. But babies love things that are soft, so choosing stuffed animals or soft dolls are a wonderful choice.

Colorful, Educational Books, introduce numbers, counting and equations to babies, toddlers and older kids. Lots of different activities are possible with these books, including number recognition, counting and more. As baby grows older, more possibilities emerge.

Baby Activity Belt; Hands-free entertainment is a valuable thing for busy parents! The Busy Belt is a portable activity center that allows parents to run errands or even ride a bike while baby plays contentedly. The rattling, squeaking and music-playing animals hold baby's attention, while the small mirror and picture frame provide familiar faces for gazing. Since the Busy Belt buckles around a parent's waist or onto a stroller or shopping cart, this is one toy you won't have to pick up several times when baby is at the toy-flinging age.

We hope the Tips on buying Baby Toys gave you plenty of ideas for what to get baby. There are more tips for buying Baby Toys at http://babyport.info Take time to choose the right baby toys and it will be very much appreciated by both parent and baby.

10 Big Mistakes Novice Real Estate Investors Make

Buying real estate is as popular as ever, and it seems pretty straightforward at first glace. With mortgage interest rates at all time lows and plenty of real estate to buy, many investors truly believe that they can do a bit of cosmetic work, accessorize a bit, and then put up the for rent or for sale sign. Unfortunately, it is not quite that easy and there are some common mistakes that can be avoided if one plans ahead and truly understands what he or she is getting into before investing.

    Don't Fall In Love

The first rule of thumb when you are investing in real estate is that you cannot fall in love with any one property. When you are looking at real estate to buy for investment purposes you can't think like a homeowner, you must think like a business owner. Don't think about what you like about a home or a piece of real estate, think about how well it will sell or rent in the current market.

    Not Exercising Due Diligence

When you invest in real estate you can't simply invest if the property looks good at face value. A very thorough inspection of the structure needs to be done as well as research on the local market. One must also look into the vacancy rates and average rents for homes or structures that are comparable. A diligent business owner will also look into how the neighborhood is zoned as well as any regulations that will apply to the rental property. You will also want to check into how many other rental properties are in the area and if they are comparable to the property you are looking at.

Forgetting the Rule about Time and Money

Many new investors forget that all home improvements are not as cheap and as straightforward and they hoped that they would be. The rule that most investor's use is that it will take twice as long and three times the money than you would think to ready a unit for rent or sale. Real estate isn't transformed over night, so one must plan accordingly. Failing to plan ahead for this can leave you in a real bind where you lose money because you don't have the resources to complete a project.

Believing You'll Secure the Lowest Mortgage Rates

Television can be very deceiving for those that are in the real estate investment business. The low mortgage rates are not offered for just anyone, they are for owner occupied homes, which are considered much less of a risk than a unit that is rented out. Homes that will not be owner occupied will experience mortgage rates that are 1.5 to 2% higher, which can make for a huge difference in monthly payments for the investor and his or her tenants. You also need to be aware of your credit, if you have terrible credit you won't have much luck getting a loan, but the better your credit is the better your rate will be.

    Failing to Pre-Screen Tenants

Many new landlords are so anxious to get their new tenants moved in that they forget all about screening them to be sure that they have a relatively clean credit history, they are gainfully employed, and that they have a good rental history. While screening tenants can take a bit longer than you might like to wait, it's easier to get this done than to try to evict a tenant. It's always better to pre-screen than deal with the headaches later.

    Breaking Your Own Rules

New investors often set business rules for themselves, and then occasionally they get a bit soft. If you have established rules about what day the rent is due, pet policies, waterbeds, or lawn care, stick with those rules. The minute you stop obeying your own rules you set your self up for disaster. If you stick to your rules and you refuse to break them no matter the situation, you will find that you are much more successful in a business sense.

    Investing in Obscure Areas

Generally, it is not a good idea to invest in properties that you cannot visit regularly. Long distance real estate investments leave you out in the cold and you may have no idea what is going on in or around your property. It is a good rule of thumb to only invest in areas that you live.

Paying More than the Property Is Worth

New investors often do not do the proper research and end up paying more for a property than it is worth. When you are investing you have to think about yourself, even if that means that you have to low-ball the seller at first. Investing in real estate is all about getting the right price for you. You need to know that you can cover your mortgage and your expenses from a rental payment, so really consider what the local market will allow.

Failing to Look into the Competition

It's a good idea to look at the competition, especially if they are successful. Lower payments, exciting features, and more will often help fill rental units. Pay attention to what works in your area and duplicate it if possible.

    Not Acquiring Enough Insurance

Being under insured is a common mistake of new real estate investors. You need to know that your insurance company will cover accidents on the property as well as damage due to fires or natural disasters.

As you can see, there are a lot of mistakes that you can make. Luckily, if you plan ahead and do not rush into real estate investment you can avoid a lot of these pitfalls, saving you a lot of time and money. Avoiding mistakes will help you become a much more successful real estate investor.

How To Choose The Right Realtor For You

A home is probably the biggest investment you?re ever going to make. It?s not only a monetary investment; you?re trusting this home to hold up through the years, to be safe, and to be in a good neighborhood with good schools for your children. When buying your home, you should be working with someone you trust to meet your needs. That?s why it?s so important to find a good realtor. Here are a few steps to get you started.

The first step in choosing a good realtor is finding realtors in your area. The best way to find a realtor in your area is through referrals. Ask your friends, family, or colleagues who?ve bought or sold a home for good recommendations. If you can?t get any referrals, check with your local realtors association. You may also want to go to a few open houses. Even if you aren?t interested in that particular house, it gives you a chance to meet the realtor and decide if they might be right for you. If you?re still left with no options, you can always drive around neighborhoods you?re interested in and look at the names on signs. You could also flip through the local house listings. You may not know how good the realtor is, but you?ll still have names to work with. You could also get names from billboards and ads, but be wary of someone with ads everywhere. If a realtor is really good, they get a lot of return business and referrals. This means they shouldn?t need to advertise a lot.

Once you have a few options for realtors, you should set up interviews with each of them. If you don?t want to go to their office, set up a meeting in a coffee shop or somewhere else you?ll be comfortable. Before the interview, write down the questions you want to ask them so you know you don?t forget anything. While the questions asked depend on your preferences, it?s always good to find out if they are a licensed realtor, how much experience they have, and how familiar they are with the neighborhoods you want to live in. You should also find out their availability. If they have a lot of clients, they may take so much time getting to you about a house on the market that you lose the chance to bid on your dream home. If you have kids, make sure they?re knowledgeable about schools in the area. You should also make sure the price range your realtor specializes in matches your own.

Above all else, you want to find a realtor that you are comfortable with and who you feel understands your needs. You want someone who is working in your best interest. If you don?t feel someone understands your needs, move on to your next interview. It may take time to find someone you?re comfortable with, but if you keep looking you?re likely to find them. Good luck and happy house hunting.

Finding the Best Budget Car Seat

Picking a car seat for your new infant is one of the most critical choices you will make for your child's early safety. The U.S. National Highway Traffic Safety Administration reports that a properly installed child safety car seat in a passenger car can reduce the risk of fatal injury to infants by 71 percent, and to toddlers by 54 percent. In fact, many states and provinces insist that children be transported in an appropriate car seat. Check your local regulations before choosing a car seat, and be aware that you may need to purchase more than one car seat to meet your child's needs as he or she grows.

Car seat retailers offer a variety of car seat choices in different price points. As long as the car seat meets with the governing regulations, it will be safe (even budget models) - although there are different car seat styles and perks that may influence your decision on which car seat model to purchase.

The term car seat can refer to an infant-only car seat, an infant/child car seat, or an infant/child/booster car seat. An infant car seat is rear facing, and has height and weight restrictions of approximately 26 inches or 20 lbs; your car seat manual will provide specific restrictions. Your infant car seat can be installed permanently in your vehicle, or used as a removable carrier with a car seat base - a popular option for parents adjusting to life with a fragile new baby. Infant/child car seats can be used in a rear-facing position for infants, and in forward-facing mode for toddlers. The infant/child/booster car seat is used for older children who are not yet tall enough to use an adult seatbelt safely.

All three car seat configurations are available in most department stores, including discount retailers. It's a good idea to compare the features of each car seat before deciding on a particular car seat model.

Here are some tips to finding a great car seat:

    * Look for a car seat with a small 'footprint' to ensure a proper fit in compact vehicles;
    * Car seat covers come in a variety of fabrics. Dark colors hide stains well and work well for both boys and girls;
    * Many car seat packages include accessories like toys and cup holders. Ensure these extras are worth the higher price the car seat is likely to command;
    * Purchasing a 'travel system' with car seat and coordinating stroller tends to be less expensive than buying both pieces separately. This may be good value if you need both a car seat and a stroller.

It is also possible to buy a used car seat, although this should be done with caution to avoid buying a car seat that is too old (they have an expiry date), or one that has been damaged in an accident.

Regardless of whether you buy a new car seat or a used car seat, it is imperative to ensure the car seat meets safety standards, and to check with the manufacturer to determine if there have been any problems or recalls with the car seat you have for your child. Remember, safety first!

    Jewelery to Suit You

    Jewellery to suit you
Today the availability of costume jewellery is awesome. There is so much to choose from that many of us are like kids in a sweet shop when we go shopping for that special item. Alongside precious and semi precious stones there are pearls (cultured, fresh water, simulated, glass) crystals (Czech, Chinese, Austrian) in all shapes and sizes not to mention an array of different settings. It is not surprising that many of us have difficulty in choosing that special piece of jewellery to complete an outfit.

A carefully chosen item of jewelery can work a magic spell on your look and is just as important as your choice of outfit. In addition to Jewelery complimenting a certain style of clothing it can help accentuate or disguise physical features. However there are more factors to think about than just whether something suits you. A well-chosen piece of jewelery must be comfortable, complimentary but also liked. If your height dictates that you should avoid dangle earrings but you just have to have them, it is important to wear and enjoy them. Your choice of jewelery is a statement about who you are just as much as it is about what suits you.

The following are some tricks that I have amassed over the last 18 years designing jewelery. I hope that you find them useful.

    Face shapes
There are primarily 5 different face shapes (oval, rectangle, round, heart and square) and each of these shapes suits a different style of jewelery. However it is not easy to identify which shape you are. Also it?s not just your face shape that needs to be taken into account, as your build (petite, medium, large) is also an important factor in getting the overall look right.

How to determine what face shape you have
Pull your hair away from your forehead with a hair band and stand in front of a well-lit mirror. Its better if you have a friend to try this out on each other.

An oval shaped face has a wide forehead, prominent cheekbones that gradually narrows to a small chin A heart shaped face is similar to an oval shaped face except that the cheeks appear wider in relation to the chin, which is very small and often pointed. A round face is widest at the cheeks with no angles. Long faces have a forehead, cheeks and jaw line of roughly the same width Square faces also have forehead, cheeks and jaw line of roughly the same width however they also have a very strong straight jaw line

As a simple rule if you choose a style of jewelery the same shape as your face you will accentuate it.

    Oval face
This is the easiest of the 5 as any style of earring will suit.

    Long/ face
Going by the rule above long earrings will make your face appear longer. If you want to disguise a long face short, stud earrings are best matched with a round necklace and neckline. A v neckline will accentuate the length of the face.

    Round face
Round/hoop earrings will accentuate a round face. Long, slim earrings will give the impression of length. Add to this either a pendant or V shaped necklace to a V shaped neckline

Heart face Women with a heart shaped face have a narrow chin. If a narrow chin needs disguising choose earrings that are wider at the base. If your heart shaped face is your best feature it will be accentuated with earrings narrow at the base.

Square face For women with square shaped faces avoid harsh angular lines, rather opt for hoop or round shaped earrings with a round necklace Also avoid a square neckline.

Necklines We have addressed, round, square and V necklines but what about strapless and backless.

Strapless dresses look great with choker or simple round necklaces or just a long pair of dangly earrings Backless dresses, or those with a deep V at the back look great with a lariat necklace. This looks like a simple round or pendant necklace at the front but has a string of beads dangling down the back.

    Want to look shorter?

If you are tall and want to appear shorter choose either a choker or round style necklace, avoiding long strings of beads. If you have a long neck that you want to show off, long slim earrings and a round necklace are a must.

    Want to look taller?

If you are petite and want to look taller opt for V shaped necklaces and avoid choker styles. The longer the necklace the taller you will appear, but not too long-the princess length of necklace at 18 inches is long enough. Very long chunky earrings may dwarf petite frames. If you have a short neck this will appear shorter the longer the earrings that are chosen. Very fine short dangle or stud earrings are the most complimentary.

Chest size Your chest will look larger with a round neckline, halter neckline, polo neckline and choker /round necklaces. It will be minimized with a V neckline and V or pendant shaped necklace.

Bracelets Bracelets can add that finishing touch to your overall ensemble The choice is endless with so many designs about but the most suitable for your frame is as follows. Larger builds can cope with chunky, or many layered bracelets. Also a wide band or cuff looks great. For petite frames fine delicate bracelets will compliment small hands and wrists. .

Finally, always take note of what you are wearing when someone compliments you on how well you look as this is an affirmation as to your choice of style and colour. Happy jewellery hunting!

What Should I Look For When I Want To Purchase An Existing Home?

You should be on the look out for any major problems which may cause you significant problems and money later on down the line! It?s a good idea to do your homework when you?re looking to purchase an existing home or any home you may be considering. You want to know what you should be looking for? Well consider some of these tips and information while you?re shopping for an existing home:

    1) Consider having a home inspection done on the property you?re thinking about purchasing. This is very important! By having a home inspection, you will be provided with valuable information about the condition of the home you want to purchase by an independent expert. You can find a certified home inspector via the American Society of Home Inspectors(ASHI) www.ashi.org. You?ll be glad that you hired an independent inspector to go over the home you may want to purchase. It may save you major headaches in the long run! Make sure to make the home inspection a contingency of the prospective purchase agreement of the home you?re considering.

    2) Look at the price the existing home is being sold for. In most cases you?re able to get a better price for an existing home than you would for a new one. The existing home is usually in a neighborhood which is already established. In addition, the home will probably have upgrades already done. If you have children, schools are usually already established for the neighborhood that you may be planning to live in.

    3) Try to steer away from existing homes which have some form of preexisting structural and roof damage. If you don?t, this could cost you thousands of dollars in the long run!

    4) If you decide to purchase an exiting home, you may want to establish a home maintenance account for any potential repair problems in the future.

    5) Make sure you check out the landscaping of the home which of course includes the lawn, plants, flowers, bushes and trees! If there is a potential problem with the landscaping, you can put in your contingency agreement that this problem must be corrected by the seller, prior to you purchasing the home. This could save you money in the long run.

    6) Research and investigate any easements on the property you?re planning on purchasing. You want to make sure if there are any easements, that this will not create a problem for you in the long run.

    7) Purchase title insurance! This will protect you from any potential problems that may come up about the legal owner of the property that you have purchased.

The purchase of an existing home can be a good thing if you do your homework before and during your prospective purchase. There are some great deals on existing homes if you do your research. Just keep in mind some of the tips and information that you?ve learned, while you?re planning to make your purchase. You?ll be glad that you did.

Beyond the Car Seat Products for National Child Passenger Safety Week

Mark your calendars! National Child Passenger Safety Week is February 12-18th. Every year, the National Highway Traffic Safety Administration takes this opportunity to remind parents of the importance of properly installed car seats and booster seats. Car seats save lives. However, every year, thousands of children are killed or injured in non-traffic related vehicular incidents. They're hit while walking in a parking lot, accidentally backed over, forgotten in a hot vehicle, etc. In other words, their car seat can't help. Fortunately, other safety products exist to protect your child when the car seat cannot. Here are three under $10, a small price to pay to save the life of your child.

    Parking Lot Accidents - KidHands

Every parent knows to hold their child's hand in the parking lot. But what do you do when you get to the car, and your hands are full? You've got bags in one hand, your kid in the other, and you've got to get your keys out! One concerned parent developed a product called KidHands. They're car magnets, shaped like kid hands, that give the child incentive to touch your car and stay there. Essentially, if your hands aren't available, you can have them Touch the KidHands. ($5.99 at kidhands.com)

Driveway Backovers - Wide Angle Mirrors

Accidental backovers are responsible for more than 400 deaths annually. Many luxury class cars now come with cameras and sensors in the rear of the vehicle to alert the backing-up driver. For those without luxury vehicles, aftermarket cameras and sensors can be installed. And for those with big hearts and thin wallets, there's the wide angel mirror. Convex mirrors can be strategically placed on your vehicle to reduce or eliminate dangerous blind spots. (Starting at less than $10 at ebay.com)

Accidentally Left in the Vehicle - Baby Bee SafeTM

It's hard to imagine that it could happen to you, but children have died as a result of being forgotten in a hot vehicle. Many parents take turns dropping off Baby at day care on the way to work each morning. Every once in a while, a parent forgets the sleeping baby in the back seat and goes straight to work. Baby Bee SafeTM is a low-tech way to make sure this never happens to you. It's simply an oversized ring that jumps back and forth between the baby's car seat and your key ring. When you get out of the car, if the ring is on your keys and not on the car seat, good luck trying to get your keys back in your purse or pocket! It's simple, inexpensive, and it can save your child's life. ($4.99 at babybeesafe.net)

Birth of a Baby Birth of a Parent

So youre pregnant? Congratulations! Your life is about to change in ways you might find unthinkable (and were not even talking about the surrender of your once slim waistline to proportions most comparable to that of a Dr. Suess character). Pregnancy is the beginning of a new life for a baby, but also a new life for you as a parent. If this is your first baby, you may be filled with an endless list of questions and concerns. If youre a veteran of the labor and delivery room, youve got a better idea of what to expect, yet every pregnancy, like every mother and child, is different.

    Making Choices

While pregnancy and birth have physiologically been the same since the beginning of time, your options as a pregnant woman today are greater than at any previous time in history. After confirming your pregnancy, your first (and arguably most important) decision to be made is choice of caregiver. While traditionally in the U.S., maternal care has been provided through obstetrical physicians and hospital births, there is a growing movement towards return to low intervention, midwife-assisted births. How do you know which is right for you? Consider what is most important to your birth experience (always remembering that birth is anything but predictable and flexibility is vital). Are you interested in birthing naturally, without the aid of drugs or invasive procedures? Would you rather give birth at home or in a birthing center as opposed to a hospital? A midwife may be the right choice for you. Conversely, if you know up front youll want an epidural at the first sign of labor pain youll probably find the anesthesiologist at your local hospital to be your best friend. Keep in mind, each choice has its pros and cons and its up to you to weigh which option is the best for your needs. If you give birth at home and have complications, youll need to be transported to the hospital. Epidurals may provide excellent pain relief (or not), but have potentially serious, although rare, side effects. Some birthing centers will not accept a mother attempting vaginal birth after caesarean section (VBAC). Being an educated consumer in your pregnancy will allow the best possible birth experience and beginning for your new baby.

    Planning for Baby

Somewhere around middle to late pregnancy (usually about the time you can no longer see your toes because of your protruding middle), youll want to start making accommodations at home for your babies expected arrival. If this is your first, trust yourself to the care of an experienced mommy friend who can prevent New Mother Shopping Syndrome, i.e., going to Babies R Us and spending an exorbitant amount of money on baby paraphernalia that, not only do you not need, but you will never use. Yes, the mommy bear that emits sounds of the womb is cute. No, your baby will not be fooled. This is the time to cultivate self control, which will particularly come in handy when your precious baby has become a 16-year old who has just wrecked the family car.

Babies actually need very little in the way of gear for the first few months of life. If youre planning to family bed, you can skip the nursery furniture altogether. Some good choices of useful items include a five-point harness infant car seat, a quality hospital grade breast pump if youre planning to breastfeed (Medela is the gold star standard), and plenty of Onesies for sleep and play. A baby sling is also useful for helping mom get things done around the house while still meeting the babies need to be held, and also for discreet public breastfeeding. Skip the infant carrier, which can only be used for about six months, at which point youll have to purchase a regular car seat anyway. Also unnecessary are baby toys, gyms, etc., which will not be of interest to the infant until they are at least six months.

    Delivering the Goods

Prepare for labor and delivery by compiling a plan for your caregiver sharing your wishes for birth. Discuss your feelings on all types of medical intervention including the use of epidural, IVs, artificial rupture of the membranes, fetal monitors, episiotomy, etc. Remember that a birth plan is simply that, a plan. Since no one knows exactly how any given birth will proceed, it is not a guarantee of any kind. While the mothers experience with birth is important, the ultimate goal is a healthy baby, whatever it takes to achieve it. A birth plan is simply helpful in communicating the type of birth experience you would like to have, and if you have made a wise selection in caregiver, you will have someone who will work with you to honor these wishes to the extent they are possible. You may want to hire a doula to assist during labor. A doulas purpose is to support and be an advocate for the mother, and can be helpful in achieving the mothers goals towards birth.

    Surviving the First Weeks

After nine months of waiting and planning, your baby is finally in arms. What next? Despite that you might feel youve gotten away with something when the hospital staff actually allows you to leave with your baby (whom you think you have no idea how to care for), remembering a few simple tips can help things go more smoothly.

Feed your baby on demand. Dont try to schedule feeding sessions, which can be detrimental to establishing a proper milk supply if breastfeeding, and simply isnt good for baby.

Keep a record of wet and soiled diapers for the first few weeks to assure baby is taking in enough breast milk or formula.

Hold baby as often as possible. Contrary to popular opinion, he cant be spoiled.

Always remember to place your baby on his back to sleep and tummy to play, to lower the risk of Sudden Infant Death Syndrome (SIDS).

Call your pediatrician if your baby develops a fever, or if you have any questions or concerns.

Most importantly, remember motherhood is a work in progress and cut yourself some slack. You will make mistakes, learn, grow and change. Both babies and parents are born, and neither reaches their full potential overnight.

Penis traction devices: how they work

<h1>Penis raction devices: how they work</h1>

The <u>traction device</u> category of penis enlargement has been the focus of more and more publicity recently, leading some
to wonder if this is a new, untested idea. The truth is, the traction technique has its roots in ancient tribal customs, cultural
and spiritual practices and even modern-day medical methods for rebuilding tissue in surgical patients. The idea has been around
for centuries. What's new is the availability of safe, effective, medically developed devices for home use -- and now the idea
behind them is well-tested and documented, with a long history of dramatic results.

Most people are familiar with some of the more extreme examples of traction, such as the use by African tribal peoples and
Amazonian indigenous tribes of lip disks, ear disks or neck rings to stretch these body parts to almost unbelievable size or
length. Think National Geographic or the Discovery channel: you've surely seen photos of the amazing enlargement capability of
the human body. Many native people have used traction to increase the size of the penis, too: the Sadhus holy men of India,
Peruvian Cholomecs and Papua Indians of New Guinea who ritually employ penis stretching to lengths of up to 22 inches! There
are numerous other cultural examples of this type of penis elongation.

Today, traction is the medical term for carefully calibrated, continuous pressure applied to help with healing after
surgery, injury, trauma or burns. Simply put, it means stressing tissues by stretching, and then allowing the body to rebuild
itself naturally. Examples are mastectomy patients, who require expansion of the skin and muscle in the chest prior to
reconstructive surgery; penis enlargement surgery patients, who employ traction to help heal, strengthen and straighten the
penis; and burn patients, who can create their own skin grafts by means of traction which stretches or enlarges an area of
    tissue prior to transplant.

The stretching opens up spaces between cells, and triggers a growth or healing response in the body, in which adjacent cells
begin to divide and fill in the space. With continued use, the growth can number in the millions of new cells, significantly
adding size and tissue to the area.

That, essentially, is the idea behind traction devices for penis enlargement. In one popular and well-documented device --
designed by a urologist and created by a medical company in Denmark -- traction is applied by means of adjustable, calibrated
bars between an anatomically curved base that fits comfortably at the root of the penis, and a surgical-grade band that slips of
the glans (head) of the penis. As the penis lengthens, the traction and distance can be adjusted. This device is meant to be
discreetly worn under the clothes and/or during sleep. Marketed under the name ProExtender?, the device can be obtained from
your medical practitioner or online at www.proextender.com.

Penis enlargement traction devices do work. Medical studies and many medical applications of the traction device show that
real, permanent growth can occur in both length and girth, measurable in inches. These devices are far from being a quick
fix, however; the device must be used properly (full instructions should accompany any device you're considering purchasing) and
over a period of time to give the body ample opportunity to grow and build new tissue. Advertisements that tout instant gains
or miracle overnight growth are unrealistic and unreliable, and very likely, unsafe.

Obviously, men who are interested in gaining penis size should also be mindful of their overall health and safety. The choice
of a medically developed device is highly recommended, and strict adherence to instructions is a must. Any questions or concerns
should be directed to your medical practitioner. Ultimately, the success of the traction device depends on the user's
conscientious and dedicated use of the program as directed. With the proper commitment, genuine penis enlargement can be yours.
If you are having difficulties finding the right product, we stand behind ProExtender? for quality, effectiveness, and customer
    service.

Look Good Feel Great In Sexy Lingerie

Look Good, Feel Great In Sexy LingerieSubmitted By: Amanda Cotterill

S exy lingerie is a relatively inexpensive way to give yourself a boost in confidence and energy. What woman doesn't like to feel her best at all times? Whether you are dressing to the nines for a night out, or trotting off to work in a boring and sexless uniform, your sexy lingerie can be a hidden secret. Of course, not all types of sexy lingerie are right for every occasion. Here is a buyer's guide to selecting the right lingerie for any situation.

    Work: Office Job

If you work in an office, you have several sexy lingerie choices available to you. Try a soft and silky chemise that will provide a feeling of decadence while providing a flattering silhouette under your blouse. Pair it with a matching pair of functional yet sensual silk panties for a foundation that is luxurious but utterly appropriate for the job. If you will be meeting that special someone afterwards, it is easy to trade your work blouse for a fitted jacket that lets the chemise peek through.

    Work: Physical Job

Working in a traditionally male-dominated field requires you to constantly prove that you can keep up with the boys. However, keeping up with the boys does not mean becoming one. Your sexy lingerie can keep you in touch with your feminine side all day long. Choose flirty styles that are easy to move in, such as boy-inspired tank tops paired with boy shorts or bikini panties. After work, just trade your jeans or coveralls for a sleek long skirt before meeting your man for drinks or dinner.

    Girls Night Out

What's the fun of a girls night out if you don't spend the evening feeling girlish? Look for sexy lingerie pieces that are bold and daring, yet provide enough coverage to avoid feeling trashy. Structured push-up bras, bustiers worn with a jacket and even corsets make excellent choices.

    Hot Date

If you have a hot date coming up, you have doubtless planned and replanned your outfit many times. Your sexy lingerie deserves just as much consideration. Look for pieces that will flatter your outerwear, such as a push-up bra that makes your sweater fit just perfectly. Other pieces should make you feel like a million dollars, so go for it in silk, satin, or even velvet.

    Vacation

Whether it is a quick getaway with your man, a fun-filled girls-only weekend or a week in the mountains with your family, vacation is a time to celebrate. It's hard to celebrate if you are spending most of your time hand-washing delicate exotic lingerie, however. Look for sexy lingerie pieces that are structured and capable of standing up to the demands of packing and unpacking. The balance of durability and sensuality may be difficult to find, but is worth the trouble.

You can find sexy lingerie in a wide variety of styles, none of which is perfect for every occasion. However, with a bit of shopping practice, you will find yourself naturally drawn to the pieces that are best for each situation.

Buying Vacation Property in Palm Beach

The boom in vacation properties is just beginning. It appears to be a strong real estate trend in the coming years.

There are two main reasons for this trend. First, people born in the 1940s and ?50s are now looking toward retirement and are financially able to own a second home. As they live longer, healthier lives and stay active, many are choosing vacation homes near ski slopes, golf courses, or water-sport areas.

The other reason for the growth in the vacation market is money. Many people have refinanced loans and taken the equity from their primary residence to purchase a vacation home. Owning a second home appeals to some people as a safer investment than the stock market.

Here are some tips to help you select a vacation home:

    * Buy a home you are going to use in an area you enjoy visiting. If it is too far away or inconvenient to travel to, you won't go often enough.

    * Choose a location with a variety of indoor and outdoor activities for when the weather turns bad.

    * Research locations and visit destinations, preferably in different seasons.

If you're thinking about buying a vacation home in Palm Beach, make sure to take care of the points made above. The market for Palm Beach real estate is finnicky and the devil is definitely in the details. After talking with many a Palm Beach realtor, it is clear that the difference in making a fast sale and staying on the market for a while is the small fixes that svae lazy buyers from doing it themselves.

Finding the Right Laptop Backpack For You

You have spent a lot of money on your laptop. You want to make sure you have the best way of carrying it with you. Laptop backpacks have become the trendiest answer to this need. Here are a few things to keep in mind when looking for the perfect laptop backpack.

Laptop backpacks are a casual looking and easy way to carry your laptop and other mobile gear hands-free. They provide plenty of storage space and using the adjustable shoulder straps will ensure a secure and bounce free way to carry your laptop. A laptop backpack with an included laptop sleeve is especially good to have, and increases the security and safety of your laptop.

First consideration in finding the perfect laptop backpack is comfort. If you're not happy with the way it feels on you then you really are not going to care about the other features. Make sure your laptop backpack manufacturer has taken your comfort into consideration. Simple things like a variety of choices on how you can wear the straps show that the creator was thinking of comfort.

Another big consideration is padding. No matter how far laptops have advanced they are still fragile pieces of equipment. Accidents do happen. Make sure your laptop backpack is equipped with enough padding to protect your expensive cargo.

Next on your laptop backpack consideration hit list should be workmanship. You bought a laptop because of its portability and that means you want to take it everywhere. Make sure your laptop backpack can handle an extended period of use with little wear and tear.

Another important but often overlooked aspect to consider in your search for the perfect laptop backpack is creativity. Laptops come with a lot of accessories and more are being created every day. Make sure your laptop backpack has lots of compartments for all these little, but important, extras.

Finally, if budget allows, look for the wow factor. Laptop backpack manufacturers are starting to add things like water-resistant outer fabric and closed-cell shock absorption foam padding for the laptop backpack owner that has everything.

This is the type of thing that deveopers have included in the latest laptop backpacks:
multi-compartment design for maximum organization, water-resistant hidden hood and hidden side water-bottle pocket, side-access zipper, CD pocket with headphone port, deluxe organizer with zippered mesh pocket, pen pockets and removable key fob, s-shaped padded shoulder straps with suspension system, thumb-ring pulls and removable cell phone pocket.

Adjustable side compression straps, zippered front pocket with contoured daisy chain and monster hook, mesh padded back panel and tuck-away waist belt, ribbed grab handle

So now you have the essentials needed to go out and find the best laptop backpack for you. Have fun.

It has the capacity to take in a maximum of two passengers, and sports two doors. What Does Breast Augmentation Cost? This is the Only Painful Bit!

There is no getting away from it - new bodies do not come cheap! However, looking at this in a positive way, I am pleased about that, because I am a great believer that ?You gets what you pays for? in life! If it was cheap, then I would worry about the level of qualifications of the surgeon, and would they still be around if problems developed, or had they moved on without leaving any tracks?

Rather than get bogged down thinking about the cost, view it as a long term value-add to your life. It may well give you increased quality to your life over many, many years. These are years that you can never claim back. If you delay, then it is only yourself that has to live with that regret. You need to calculate in your mind how to make it happen. In the words of Yoda ?You Do or you Do Not, there is no Try? - a positive thinker!

Also, from a personal perspective, once I had the operation, the results were what I would class as ?priceless?, my partner being so pleased that he remarked that it was the best $6,000 anyone had ever spent!

It does not take much surfing around the Internet to find out the average costs of each type of Breast Surgery. It does, however vary according to which U.S. state you have the operation in, or where in the world the surgery is performed.

The following are a good general guide for Breast Augmentation:

    Cost Range: $5,000-$7,000

    Average Total Cost : $6,000

    Surgeons fee: $3,050

    Anesthesiologist: $700

    Facility fee: $950

    Implant fee: $1,300

Insurance will not generally cover breast augmentation unless you have a mastectomy. If you are having silicone replaced due to adverse reactions, check with your insurance company.

    Questions to ask your insurance:

    1. Does my policy cover the costs of the implant surgery, the implant, the anesthesia, and other related hospital costs?

    2. Does it cover removal and/or replacement of the implants if this becomes necessary?

    3. Does it cover the cost of detecting or treating a complication as a result of either the implant or the reconstruction?

    4. Will there be an increase in my insurance premium?

    5. Will future cover be affected?

    6. What manufacturer warranty exists for the implants themselves?

    Revision or Replacement Cost:

Before your operation I cannot emphasize the importance of being happy with the size implants you want, and not least of all to avoid additional cost due to having your implants redone or replaced.

Please be sure to find out in advance what provisions will be made if you are unhappy. Will a revision or replacement be done for full, partial or no discount? How much of a replacement and under what conditions are they covered by a manufacturer's warranty are questions that need to be asked of each surgeon.

    Multiple Procedures:

If you are considerating having more than one surgery at a time (i.e. Breast Uplift as well as Breast Implants) this can reduce the overall cost. Be sure to check with your doctor about the options available and the risks of combining more than one procedure.

    Additional Costs:

One other additional cost that needs to be remembered is that you will need new clothes - notably underwear! Think about this when deciding how large you want to go. Be careful to try on various clothes that you know you want to keep with your new size bra padded out prior to the operation. The clothes will need to comfortably cope with an increase of 2 - 3 cup sizes and still look good. It is only your cup size that will change, not your under breast measurement.

There is no getting away from the fact that you must bid a fond farewell to those old bras! After your 6 week wait wearing only support bras, you will be very eager to buy your new size in more feminine and flattering lingerie. How easy it is to blow $200 in one hit! It's a great feeling, but do bear this in mind when considering the ?hidden? costs of your operation!

Now you know what is involved, as long as your bank account can take the hit, what are you waiting for?

Ipod And Mp3 Backpacks For The Tech savvy Individual

Music has always been popular for people all over the world whatever its language be. Before it used to be cassette players, followed by walkmans, cd players, and then companies started to make them in much smaller sizes with much larger storing capacity which gave rise to these new breed of music players. Real Estate Brokerage Los Angeles

Finding a Real Estate Brokerage Firm in Los Angeles

Selling your home can be a complicated task. If you are interested in selling your home or you intend to in the future, you have a number of options. Two of the most popular options include listing your home as a for sale by owner home or by listing your home through a real estate brokerage. Los Angeles has a large number of real estate brokerage firms. If you are interested in seeking professional assistance, you will have to find the firm that best fits your needs.

Searching for a brokerage firm to do business with is a fairly easy process. Despite being an easy process, a little bit of time and research is required to find the perfect real estate brokerage. Los Angeles, as previously mentioned, has a large number of brokerage firms. This means that the chance of you finding the perfect brokerage firm is high.

To familiarize yourself with the real estate brokerage firms available in the area, you are encouraged to contact a number of firms. This contact should be used to determine the services provided by each brokerage firm. In addition to determining the services available, it is also important that you determine how much those services will cost and how the fee will be collected.

Many real estate agents collect their fees after the sale of a home has closed. Many real estate brokers in Los Angeles obtain their fees the same way. You will need to determine whether these fees will be a flat rate fee or commission based. This is important when selecting a real estate brokerage. Los Angeles residents can retain a large profit from the sale of their home if they carefully select a broker.

To retain a larger profit, you are encouraged to partner with a real estate brokerage that charges a low flat fee or has a low commission cost. These fees are often preset. By contacting a particular broker, you should be able to estimate how much their assistance will cost. If you feel that you were quoted a high price, you are encouraged to keep searching. This is because there it is possible to find a discount real estate brokerage. Los Angeles residents may have to do a little bit of searching to find them, but discounted services are available.

As previously mentioned, selling your home can be a complicated task. Homeowners, who use the services of a real estate broker, often report successful results. Why waste valuable time and money by selling your own home. For a small and reasonable fee, you could receive professional assistance from a real estate broker.

How To Look Chic And Cool On Campus: 5 Tips On Buying A School Bag

Many bags nowadays have the triple F factor--fun, fashion, and function. With the wide range of available choices, you can walk around school in comfort and style. To help you achieve that, here are several tips you'll find handy:

    1) Go for established choices.

When you're shopping for a school bag, look for backpacks, messenger bags, boat totes, duffel bags, laptop-style carriers, and ruby Tuesday bags. These types are popular choices among students for very good reasons--they are often spacious enough to accommodate a lot of stuff and also often made of materials that can withstand being stretched to the limit. If you always lug around a ton of readings and notes, such a feature in a bag is a welcome respite from sore arms.

    2) Consider the weight of your everyday load.

Think about the weight you'll be carrying on a daily basis. This will help you determine the size of the bag that's just perfect for your needs. A big bag with hardly anything inside looks limp; on the other hand, a small one bursting at the seams looks bulky. If you get the right size, the bag retains its shape even with all of your necessary school things in it.

    3) Look at your current wardrobe.

The bag you choose should go along with most of the clothes in your closet. If your style is feminine and flirty (think blouses and skirts), a utilitarian messenger bag is not going to sit right on you. You're better off with a boat tote. The same goes with the reverse. If your look is sporty with your cargo pant

    4) Pick quality over quantity.

Your school bag is meant to carry a considerable weight. You can't afford to buy just any cheap bag unless you want to run the risk of it falling apart when you least expect it. This means you have to buy something expensive or you have to patiently look for a good bargain. Whatever your budget is, you have a much better option than settling for a low-quality bag.

    5) Opt for a safe color.

If your budget permits you to buy just one high-quality bag, buy it in solid black, navy blue, brown, gray, or white. These colors go well with other hues so you don't have to worry about looking mismatched. If that sounds too boring for you, you can always jazz up your bag with scarves, brooches, and other accessories.

You don't have to look like you're walking down a Parisian catwalk when you're in school, but you don't have to be careless about your appearance either. It's not just about looking great for vanity's sake. It's also about making good impressions on your teachers and fellow students. After all, it never hurts to get straight As in your subjects...and in fashion, too.

Profit of Investing in Real Estate

The stock markets have crashed and recovered and then crashed again. Similarly for commodities like silver and gold. The overall trend for silver and gold is positive though . Also stock market indices too over the years look positive. But that's an index, only if you buy the right stocks do you get the benefit. Essentially the risks, with an investment like stocks, are huge. Moreover less risky instruments like Mutual Funds have huge entry and exit fees.

Real Estate is the one investment from which you can get a steady income, and at the same time enjoy a steady appreciation. This specially holds good if you buy apartments close to IT parks, railways/metro stations in any big city, close to any place of commercial or industrial activity. A rental income is an assured monthly income with little hassles, all things going right.

It's also a usable investment. You can feel it, touch it, live in it, rent it out.

Currently real estate prices are increasing literally on a daily basis. This is definitely not a trend that is sustainable. If you plan to realistically invest in the real estate market, please ensure that you have a timeframe of a few years. The current real estate increases are hugely attributed to the buying power of IT professionals and their willingness to pay a premium for any piece of property. Places like Kerala too have show steep escalations and the main reason is the money flowing in from the Middle East. Even though Keralites believe that the land prices there are now higher than what they should be, on comparing to cities like Bangalore, Kerala is still very under priced. Similarly for Pune. Land prices in Pune are seriously undervalued compared to Bangalore. In 2005 you could purchase land in Kondhva for around 300 Rs per sq feet and land in Bhugaon close to the IT Park for 400 Rs per sq feet. The prices have increased a 100% within a year. It's still cheap compared to Bangalore !!

High incomes of IT employees, a bull run on the stock market and foreign repatriations have made the Indian real estate market a little volatile at this point. But a country with a billion people and still growing will always have a housing issue, and any investment in the housing market can never go wrong. Real estate; whether land or houses will always sell at a premium.

For most people who live in 3 storeyed apartments that are over 20 years old, builders have offered schemes where current apartment owners sell the land and building to the builder, in return for a bigger apartment. The builder constructs a high rise there and recovers his cost from the fact that in a building where there were 12 apartments, there are now 60. This is a win-win situation. Builders get prime land in the city and the apartment owners get an upgraded apartment that has a lot more market value.

Rents too have been on the increase. Apartments close to work places or transportation hubs rent well. Since most tenants are professionals, owners need not worry about tenants staying for long periods and then refusing to vacate.

Interest rates in India are much much higher than in the US. There it's about 6%, we're close to 9%. Realistically you can expect property to appreciate between 10-15% every year. Holds true more for land. For housing the property price increase usually depends on increase in costs of raw material like steel and cement.

Do not always look at real estate just as an investment. A house is always a great place to live in. For first timers, do not look at real estate as an investment, but a home to go to.

Effective Business Card Design For Realtors

A good real estate business card is invaluable to you as your first line of marketing for both your real estate company and for yourself. You need to make a huge first impression, because there are thousands of realtors out there, all willing to push you out of the way to get to your client. Commission on selling a house can be large if you find the right house buyer, and you want to make sure that it is you who is going to get that commission.

A real estate business card should start by showing your company name. Brand name recognition is very important in this field, and although they may be using you as their realtor, they also need to trust the company in which you work for. Many companies require that you put their background on the card, but if they don?t, then you have countless other backgrounds you can choose from. Business card templates can include a cityscape of either the city that you sell real estate in, or you could use a stock photo of a major city in the United States. Some realtors prefer to use landscapes showing a more residential suburb if that is what your specialty is. The choice is yours, but you need to take your time in finding the best business card template possible for the ultimate in professional business cards.

A real estate logo can be added to your professional business card with ease. It can include the words Equal Housing Opportunity, MLS, E-Pro, or a trademark realtor sign. The logo should include what kind of housing you sell, or what kind of realtor you are. Business cards have plenty of room for a logo either under your name or under the company name, and you should utilize this space. You can also use the logo of your company if they have a very popular logo to go with their company name. Anything to make your real estate business card stand out to your clients.

Since business cards are the only way homebuyers have to remember you, you should consider placing a photo of yourself on the card. Adding your face, or even your family to the background of the card can make a huge difference in adding to your value as a realtor. Your face can also be superimposed on the landscape background to show you and your area of expertise. Professional business cards in the real estate field often show a picture of someone standing in front of a very large house, but you may want to be unique and show yourself in front of an ocean if you work on the coast, or a mall if you work with commercial real estate. It is important to be different, and to wow your client before you even show them a house.

For printing a quality real estate business card, you need to have them professional printed with a glossy stock of paper, preferably with an UV coating. Make sure your picture is clear and not blurry. The address and phone number should be current, as well as the agency name and number. You have one chance to make a good first impression, make sure you do it right.

    Post Surgery Massage Therapy

My goal in writing this article is to educate the public, but most principally medical students and physicians and surgeons to the need to inform post-surgery patients of the benefits of massage therapy in reducing contractures, relaxing muscles which have become tight and guarding due to the trauma of the surgery and the displacement by surgical tools, and the laying down of collagen substructures which cause scar tissues around the incision and surrounding tissues. There is always enormous swelling and reduced flexibility and stiffness following surgery. The incision site and the underlying adhesions to muscle tissue and fascia because of tension, displacement, and cutting/suturing create scar tissue. It is vital that that incision site and joints be massaged after 7 days of healing. Of course pressure and intensity of massage will be light at first and will increase as time goes on helping to reduce swelling, redness, and pain.

I encounter many clients who are post-surgery and who have never received any instruction by their general physicians or surgeons to seek massage therapy as an integral and necessary part of their post-surgery treatment. I don't know whether this information is not made available at universities or whether the consequences of neglecting to inform patients is not fully appreciated.

The result is that the post-surgery population is suffering needlessly in pain for months and years because of untreated contractures, muscle adhesions, guarding muscles and scar tissues and its resulting consequences of reduced range of motion. Therapeutic massage has been scientifically proven to assist in solving these type of post-surgery issues.

I have achieved tremendous reductions in pain and noticeable and measurable improvements in tissue texture suppleness, and increased range of motion from the application of repeated therapeutic massage treatments for a range of surgery patients. The clients which have benefited from these treatments include shoulder rotator-cuff surgeries, breast reconstruction post-mastectomy, knee re-construction, hip replacement, and bi-femoral bypass affecting the groin and abdominal regions.

I would like to emphasize the importance to our post-surgery patients in reducing their post-surgery trauma, pain, and assist in improving the mobility and flexibility of tissue and joints through the use of regular therapeutic massage treatments. I am disappointed and angry when my patients tell me that their surgeons and physicians tell them that there is no benefit for them to receive massage therapy post-surgery. My patients comments are all the same:

I was not told of the benefits of therapeutic massage treatments after my surgery.

I am a practicing massage therapist in Winnipeg since 2001.

Roger Fontaine is a registered massage therapist who is operating a massage clinic offering therapeutic, rehabilitative, and stress-reduction table massage services and mobile service for chair massage in the workplace for special events, fundraisers, tournaments, celebrations, and any other function which requires a unique special feature. I have been operating at Shapes Fitness Centre at 1201150 Nairn Avenue in Elmwood Winnipeg since 2004, previously having operated a home residential clinic since 1999.

Consider Homeowner's Insurance When Purchasing Real Estate

Whether it?s a buyer?s market or a seller?s market, real estate is always a hot business. Sure, everyone likes a good deal, and many buyers choose to purchase a home when prices are low, but the fact is people always need places to live; that doesn?t change just because property prices are high at a particular time.

There are ways to save money when shopping for real estate that go beyond just shopping during a buyer?s market. Once you?ve figured your budget and have a general idea of what kind of home you?d like to buy, it?s time to go house hunting. This is where saving money comes into the picture.

In order to save money on real estate costs, many people opt to purchase ?fixer upper? real estate. A ?fixer upper? is a home that needs a lot of work; maybe new floors, new windows, even a new roof. Buyers choose a ?fixer upper? not only because the price is less than that of a home that?s in move-in condition, but also because they see great potential in the home.

While it?s true that buyers can save money by purchasing ?fixer upper? real estate, they can also lose money in the long run. Aside from the costs of repairs during the ?fixing up,? homeowner?s insurance tends to run much higher for people whose homes aren?t in the best condition. Homeowner?s insurance isn?t usually mandatory, but if a buyer has to borrow money from a bank in order to purchase the real estate, the bank may just require the buyer to purchase homeowner?s insurance until the debt is paid off.

So, the next time you head out to purchase real estate, keep in mind that you may be required to purchase homeowner?s insurance, as well. A ?fixer upper? might sound good when you?re making your offer, but it might not sound as good once you start looking for homeowner?s insurance.

    Washington Home Buying

Maybe you?re buying your first home in Washington, or perhaps you?re relocating to Washington from another state. Either way, it?s important that you educate yourself on Washington home loans before shopping for a home and mortgage. This article explains what you?ll need to know before buying a home in Washington:

The median price of a home in Washington is $168,300. Recently, homes in Washington have been appreciating at rates higher than the national average. Additionally, the rate of job growth in Washington places them 13th in the nation. However, income levels in many parts of Washington are too low to purchase a median-priced home with a conventional loan. In fact, Washington is ranked fifth in the nation based on the number of residents that pay more than the recommended 30% of their incomes on their mortgage.

On the other hand, Washington has one of the lowest past-due loan levels in the nation. Additionally, current average interest rates in Washington are below the national average. The problems with high home-price-to-income ratios may stem from the variability of median home prices between Washington zip codes. For example, in the summer of 2005, the median price of a home in Bellevue, Washington, was $566,000; however, at the same time, the median price of a home in Seattle, Washington, was $386,000, and the median price of a home in Spokane, Washington, was $238,000.

Washington law does allow the disbursement of home equity lines of credit. Additionally, Washington?s Equal Credit Opportunity Act prohibits mortgage lending discrimination against individuals based on their race, color, religion, gender, familial status, or national origin.

    Simple PostPartum Depression Cures

Post-Partum Depression is a debilitating, albeit extremely common, condition that affects new mothers everywhere. Medication is of course one of the standard remedies, but before you opt for it, there are other, simpler solutions which could very well get you back on your feet without modifying your metabolism.. This article lists several of them, drawn from accounts of actual users.

    > Go to bed early and try to get a good night's sleep

    > Lie down next to your heater vent and feel its comforting warmth

    > Stroll in the park amongst the ducks, watching what they do

    > Do things with your hands, perhaps a craft

    > Work in the garden, watering plants and pulling up weeds; each is calming in its own way

    > Buy yourself a fancy cup of coffee, savor it's fine taste and aroma

    > Play with your kids and make plans with them for what you will do together when you are feeling better

    > See a therapist regularly and make sure you are totally candid with him

    > See a doctor regularly and make sure you are totally candid with him

    > Stay away from alcohol and other depressants

    > Have a relaxing bubble bath or a shower with something sweet to eat and drink; play soothing music while you are bathing

    > Keep a journal about your feelings: it helps to externalize them

    > Exercise regularly: this releases feel-good chemicals (endorphins) into your bloodstream

    > Join and participate in online forums for post-partum depression; discuss your problem with others who have it, seek their advice and enjoy the comfort of a loving community

    > Take part in activities with family and friends

    > Read a good book

    > Go visiting

    > Call a close friend and talk to her/him

    > Go for a drive

    > Bake something; this will direct your attention to a subject other than parenting and refresh your mind

    > Call your mom and talk to her about your problem. This could be the single most effective therapy for your situation, because she loves you, is deeply concerned about you and will make time to listen to you

    > Ask your mom to visit for some days. She could help with your chores and thus create some personal time for you to do the other things mentioned here

    > Put baby in her stroller and go out for a walk

    > Let yourself wallow for a bit with no pressure and all pleasure - stay in your PJs, eat junk food, mope a bit

    > Cuddle with your kids and if you feel like it, have a good cry while doing so. Realize there are people who truly love you (can't help but feel happy when your kids are giggling and rolling on the floor with you)

    > Go to the beach if there is one nearby - look at the ocean and breathe the sea air

    > Go shopping (nothing like good old-fashioned retail therapy!), or go window-shopping

    > Have a long, deep chat with your dear husband, followed by a long, long cuddle and sweet kisses!

Paying for a PreInspection Can Save You Money

For years now, we?ve been recommending that home sellers pay for a professional home inspection when they list their home for sale so that both parties know the home?s strengths and weaknesses before an offer is ever made. With current market conditions favoring buyers, savvy home sellers understand that paying for a professional home inspection can help them better position their home within the current market.

The large inventory of homes currently for sale provides buyers with more options, and buyers tend to prefer homes that are in move-in condition. A professional home inspection is one more tool that a seller can use to determine how close their home is to move-in condition and to prioritize improvements and upgrades to best compete with the other homes for sale.

The home inspector evaluates the home?s major systems and provides a report identifying areas of concern. The inspector?s job is to point out both the good and the bad about a property. Then it is up to the home seller, with advice from their Realtor, to identify a strategy for improvements and positioning. A copy of the home inspector?s report, along with copies of receipts for any improvements and upgrades, can be made accessible to potential buyers.

A thorough home inspection often uncovers problems unknown to the sellers. By having an inspection up front, the seller has an opportunity to address minor problems that might seem major once a contract has been signed. Plus, the home will show at its best.

Buyers may be more interested in a pre-inspected home because there shouldn?t be any big surprises after the contract is negotiated. An uninspected home may have the buyer coming back within a week or two (following their own inspection) requesting upgrades, allowances, or price reductions, all of which are a hassle and inconvenience to both parties.

The buyer still has the option of obtaining their own professional home inspection, but there is less likelihood of unexpected surprises and a greater chance the sale will go through as originally negotiated.
