Sarasota Housing Market: Behold the "ThreeBuyer" Rule

The buyer, appraiser and underwriter must all agree with the price of the house before it can go to settlement (particularly if there is no large down payment involved.) Here's how it happens.

Buyer is First

When you visit the grocery store and examine the prices of produce and goods, you normally do not walk up to the check out and bargain the price listed on the sticker. The eggs are $1 per dozen all day long and most everyone will pay that amount or go without eggs.

In real estate (and other large investment items), the price is not necessarily what one is going to pay. It is merely the list price or asking price set by the seller. While Sarasota real estate agents may have some sort of control in determining if a house is overpriced or under-priced, they are not the ones buying the house. Hence, the real decision maker is the buyer. Thus, the buyers must be confident enough that the asking price and the terms almost certainly reflect the real market value of the house.

The savvy real estate seller will make sure that the asking price is as close to the realistic price in order to draw offers. Particularly, in a transitional market or dropping sales price environment, such as the Sarasota housing market at present, do not squander time holding off for the ?right? buyer to come along and pay the price being asked for. The smart real estate seller will realize what the price trend is and move in front of it.

Sellers over the last few years in the Sarasota housing market have had the benefit of price trending upward. Negotiation for buyers seemingly went up on its head?You want $350,000. What, are you crazy? I'll pay $375,000 and not a dollar less. Of course, they got beat out by the guy willing to pay $400,000 and include a vacation for the sellers.

When the Sarasota housing market begins to trend downward, a seller must get at the forefront of the trend. This is even more important than a market heading upward if you do not want your house floating on the market over a long waiting period. Every week you wait, you literally lose money, which sometimes could be thousands of dollars each week. Do not wait. When prices trend downward, sellers must forget what their neighbor's sales price was two months ago. It certainly has no bearing the day you receive your contract.

The moral here for the seller is that the buyer must believe the house is worth the asking price. Next, one has to convince the appraiser.

Appraiser is Second

Despite what others may believe, the appraiser is the most important visitor who is going come by your house. Sometimes even the appraiser understates his or her visit to the property.

If you have to impress the buyer to persuade him or her to write a contract, then you better mesmerize the appraiser. This is the person who is going to take a first stab in confirming that the buyer and seller have come up with a realistic price for the property.

With a contract price of $351,990, you want an appraisal of at least $351,990. If the appraisal is high, it has no bearing on the contract. If the price comes too far below, and the buyer does not possess enough down payment funds to cover the difference, then the seller and buyer will have to renegotiate who is going to absorb the financial hit to make the loan work. Is the seller coming down in price, the buyer up in price or are they going to split the difference?

Underwriter is Third

Finally, one has to satisfy the person in the back office?the underwriter of the mortgage. Underwriters calculate the risk factors for the lending company or group of investors. If they underestimate the risk of default on a loan and the buyer indeed defaults on the mortgage in time, then either their investors lose or they must sell the loan at a loss. Because of this, while they are not on the street monitoring if prices increase in the Sarasota housing market and if their analysis reveals that the house may not be worth what the contract is asking, they can withhold the loan process and the negotiations must start anew.

Let?s say I want to sell my house for $1 million. The problem is, while I might think it is worth that amount, I keep running into buyers who disagree. Thus it is worth $1 million solely in my perception.

I therefore have to satisfy three other people to get my price. In pricing my property, I must keep these three other people in mind if I want my ?asking? price to become my ?sold? price.

The Seattle Harbor Tour
This tour is offered by Argosy Cruises and will probably be a highlight of your time in Seattle. If not a highlight, then perhaps the boost you needed to try some of the more elaborate tours that Argosy has to offer. This tour lasts about an hour long and provides a tour of the bay while pointing out some of the stunning scenery that surrounds Seattle. You do have the option of upgrading your cruise to one of the others offered by Argosy for an additional fee. If you've never been in open water before, I recommend starting with a smaller cruise and seeing how your sea legs (and stomach) measure up before embarking on a longer or dinner cruise.


Woodland Park Zoo
The Woodland Park Zoo is known for its natural looking and enjoyable exhibits. In fact the zoo has won many prestigious awards for its exhibits. There is so much to do and see here at the zoo that this can easily be a whole day adventure for any family. In fact that is what I would recommended is that you take a whole day and while you are there why not take a stroll next door to the beautiful Rose Garden. This is a free side trip as it doesn't cost anything to view the roses but it is a wonderful experience and it goes well with the Woodland Park Zoo.


Pacific Science Center
From video games and laser shows to fascinating science exhibits the Pacific Science Center really is a fun place to visit. While you're there you might want to check out the IMAX theatre and see what is playing. Among the permanent exhibits is a Dinosaur exhibit from the Mesozoic Era, a tropical butterfly house, an Insect Village, and a saltwater Tide Pool where little ones can see and touch many of the creatures that can be found in the Puget Sound.


Seattle Aquarium
Delve into life under the sea and the many salt water and fresh water creatures that can be found in and around the Puget Sound. This will be a highlight for everyone in your group I can almost guarantee.


If any of these or most of these is appealing to you and or those you are traveling with, then purchasing a city pass is probably a wise investment. Even if you don't visit all of the attractions, you can save money by visiting a few.

Buying Property Overseas the Common Misconceptions Solved

Some of the misconceptions solved for buying overseas property

Janet and John had reserved their new property overseas. They had paid the reserve to the solicitor Raphael, and he had secured the property for them. He was now in the process of searching at Land Registry to see what if any were the problems related to their dream purchase. He soon found one. Janet and John were still recovering from the shock of having to put up half the money in cash and I mean real folding money!

It transpired that there was a mortgage on the property for 120K. He rang John and enquired if they knew? No was the reply but surely such a mortgage would be cancelled or settled by the current owner? Such is the habit in the UK that mortgages move with people but are secured on property. However in the UK when a property is sold the new owner buys it with clear title and no debt attached to the property.

In Spain the mortgage can stay with the property in question. The seller can happily transfer the mortgage to the name of the buyer or just walk away leaving the mortgage with the property. That mortgage never follows him but is charged against the property and the new owner becomes responsible to the Bank for the loan and the term.

It has often happened in Spain that foreign buyers have not employed a good solicitor or not even employed a solicitor at all but trusted the agent! Yes the hot sun gets to them all at some point. Unwittingly buying properties for the full price, only to find out later, that there is a mortgage on it or a huge council tax debt!

However it can also work to a buyer?s advantage. The old owner may have arranged a sizeable mortgage with a reputable lender over a long term and at a low interest rate. Even with variable mortgages, those that react to changing National base rates, by European standards these mortgages are normally inexpensive. Of course there is always the odd one that has been arranged for an un-creditworthy consumer with harsh conditions. Buyers beware!

What to do?

First contact Andy the Property pal. Is this normal? What shall we do? Back came the answer.? Yes it?s quite normal. First ask what the terms and conditions are. What is the rate of interest, who is the lender and what is the term? If they are acceptable and the lender is well known then it could be to your advantage to accept the mortgage as part of the purchase price.?

John spoke with the agent and explained the problem. Jose Miguel agreed to call the owner and make the necessary enquiry. John also had other queries relating to services and local taxes. John then asked if there was an electrical certificate. Poor John?.. Jose Miguel smiled, ?My friend this is Spain, the property is over 20 years old you will not be able to get such a thing however desirable.? John mentioned that Andy knew a local electrician, an Englishman called Brian would it be OK for Brian to do an inspection for him? ?Of course whenever you like!?

A few weeks later they are back in the UK and waiting for news. Nothing has been heard for a while and John is worried, Janet is becoming anxious. John decides to use the Property Pal network again and that night sends Andy, his Property Pal for Costa Valencia an Email. Andy replies two days later. He has phoned the agent and the solicitor and Brian the Sparks. All is going reasonably well, the legal process is progressing but John should plan to come back to Spain in 3 weeks time for a likely completion.

Janet is very happy with his news and John sits her down to discuss the outstanding problems.

The mortgage is a good one. The lender is Banco Popular a reputable lender and the interest rate is 3.5% with an outstanding term of 10 years. This means that 120K outstanding can be taken off the purchase price and Janet and John can take the responsibility of the mortgage with the property. The advantage is John does not have to register a new mortgage at the Town Hall and avoids paying a mortgage tax. He also saves a lot of time in not having to arrange his finance, albeit the loan is more than he wanted at least it is very cheap by UK standards and manageable.

The electrical report has come back from Brian the Sparks. It is not good news. The system that exists is illegal. The power input is so low that a microwave will set off the trip each time it is used. Brian assumed correctly that Janet would want a dishwasher, tumble dryer, air-conditioner unit, kettle and other electrical appliances installed and the power is just inadequate. John would have to apply to the local power company for an increase in supply. They would arrive to inspect and declare the current installation illegal.

What to do?

Contact Andy the Property Pal. Andy instructs Brian to quote for the upgrading and re-wiring and installation of new circuit breakers. Andy will see if he can call the local power company and start a process for Janet and John. If Brian can do the work first then when they make their inspection, and of course when is the keyword, they will declare it acceptable for a power supply increase.

The next problem for our intrepid pair is how to handle the darker side of the cash purchase.

In Spain there is no Capital Gains Tax on your primary home but in theory there is on your second or weekend home. Traditionally over the years property has changed hands with little concern for the accuracy of the boundaries or deeds. Much of the price has been paid in cash from below the bed. This habit is changing and many lawyers are now under greater scrutiny from National and local bodies who wish to see the real value of a house declared and tax paid thereon. So the habit still exists but lawyers are encouraging and cajoling sellers to declare at least 70% of the value in legal tender.

Thus 30% is paid for in hard folding cash. If the declared value is too low then the Town hall Notary has been known to fine the seller for the assumed balance by going out and valuing the property! It is not unusual for buyers and sellers to exchange cash at the Notary?s office in a large bag. Obviously this does not go unnoticed by the local criminal fraternity and there are many instances of persons being robbed on their way to or from the completion meeting. It is normal but absurd as the Public Notary? office is fully aware that this practice exists, and the Notary in question will simply withdraw from the room for 5 minutes whilst the parties exchange the cash!

Often there will be two solicitors and two opposing bankers present, as well as the bagman, his counterpart and maybe a translator. It is a real farce which is slowly changing. It is now even acceptable for a Bank to draw a check for the cash element and bring that with them for their client instead of the insecure currency notes. However there are still sellers that insist on cash for their balance outstanding and some who even do another portion outside of the auspices of the Town Hall! Do not get involved in this practice is the advice from the myProertyPal.com website. The system is becoming so farcical that I have heard stories of Banks running out of cash and having to go around the local town and collect it from other Banks!

Janet and John chose Banco Popular and they and the opposing side were able to accept a check for the funny balance and all went well with their date of completion.

Why Do People Cheat?

People usually cheat because there is a conflict between their physical and emotional desires, said an article I read on the Internet, and it went on to talk about the sex drive (which comes from the reptilian brain) and the emotional monogamous need, which has only been around for a few thousand years.

The reptilian brain has been around for millions of years, the limbic brain less than that, and the neocortex, still less than that. Those are our three brains, in evolutionary succession. The drives and instincts from the reptilian brain are very strong because theyre related to survival reproduction being one of them.

But the sex drive isnt the only instinct coming from the reptilian brain, and monogamy not the only societal restraint put on these drives, and when we fail to mitigate some of these instincts, to think them through before acting upon them, we always end up cheating ourselves, others, and the best deal in the situation.

Emotional intelligence is all about using all of our brains and their capacities. We will always be assaulted, so to speak, by feelings we cant, or shouldnt act upon.
And shouldnt isnt always a bad word.
Should you kill someone because they anger you? Of course not. What stops you from doing it? The thousands of years of evolutionary brain development, the constraints of the civilized society in which you live, and your ability to use your limbic and neocortex brains.

It is a rare parent, for instance, who will do willful damage to their own child, no matter what damage they cause. This is because the limbic brain controls the emotions of social bonding and parenting, and then we also have the neocortex which allows us to think. The catch is, we have to STOP and THINK. We understand when our toddler slams us across the nose with a brick all the things that we understand, while were seeing stars before out eyes, and our parental instinct is stronger than our desire to lash back, even when in pain.

Emotions predate thinking, and are stronger. Theyre our guides and keep us safe and alive. But they arent always appropriate to living in this century. We can no longer eat what annoys us. When we get strong emotions, we can be hijacked, because theyre designed to shut down thinking. If, back when these instincts developed, we stopped to think, we would be dead.

Consider, for instance, if a wooly mammoth were headed your way. The brain pumps out chemicals saying fight or flight, because it doesnt want us to take the time to think. This triggers automatic responses we turn and run, or turn to fight, with all systems on full alert.

You know this feeling if youve avoided a car accident by very fast and automatic actions. Being a cerebral type, the thought even flashed through my mind as I slammed on the brakes the other day to avoid being blind-sided by a driver who mustve been drunk or stoned, that cake on the back seat is going to be all over this car. But slam the brakes and steer for dear-life I did, long before I thought, at least in terms of the seconds it takes to save your life.

People talk about this phenomenon, BTW, saying things like My life passed before my eyes. Its like you think, but it isnt connected to action, and theres a very distorted sense of time. If youve had it happen, you know what I mean. There are times when time stands still.

One strong emotion that hijacks us is anger. Say youre at work, tired and pressured to begin with, and maybe its too hot inside with no air circulation, and maybe the colleague you have to team with on a project isnt your favorite to begin with. If he says to you something that is, or is perceived to be, an insult, you can get hijacked and cheat yourself, the other, and the goals of the project.
You stop thinking and start yelling back, or walk out, and the project is left far behind in the dust and damage may also be done to the collegial relationship.

Must you react to this strong emotion of anger? Sometimes men say they couldnt help hitting their wives because she made me angry. The counter to that is think about it if Mike Tyson made you that angry could you help hitting him? I think you will agree with the statement that even the strongest emotions can be controlled in your self-interest, and stopping to think makes it clearer what your self-interest (and the general good) is.

Another strong emotion like this is fear. If you become intimidated by someone, that is to say scared, you will also get flooded with emotion and not think clearly. Youll cheat again yourself, the others, and the goals.

You know this feeling if youve ever received terrible news. I sat with someone as her doctor told her she had cancer and it was terminal, and the person did not absorb what was being said. Two weeks later she asked me why something was being done, and I had to tell her the news the doctor had. As a self-preservation measure, her brain just shut down.

So how do you keep from cheating? When the emotions are strong, note them, and experience them, but dont react immediately. Respond instead. This means putting a gap between the stimulus (the angering person or event) and your response (action). You can do this first of all by becoming aware. Self-awareness is the cornerstone of emotional intelligence. Without it, there can be no emotional intelligence.

You need to be able to observe yourself and recognize a feeling as it happens. Then handle it appropriately, realizing whats behind it and finding ways to manage fear, anger, anxieties and sadness. Then channel the emotions in the service of the goal, using emotional self-control, stifling impulses and delaying gratification. Finally, you have to be able to do this about the other person, being sensitive to their feelings and understanding their position, and, when necessary, managing the emotions of others using social competence.

Those impulses will always be lurking around. Cheating is an option, not a necessity. Its your ability to choose that gives you Personal Power, an EQ competency, and your freedom lies in that space between the stimulus and the response.

Christmas Gifts That Don't Cost a Dime Free and Easy Experience Gifts

I have this Christmas time dream that I will be able to buy a gift for every person I know. The reality is my money runs out long before my list of friends. I can get something nice for my closest family, something small for a few more relatives and close friends...and every year the list of people my generous brain comes up with still has a long way to go. I am learning to put my brain to work coming up with free experience gifts - basically an activity I can do with someone. I don't want to let the year go by without letting them know how much I love and appreciate them.

I start by creating special invitations (sometimes I send them by email) or a homemade gift certificate. With this I like to include a short note letting this person know why I like them and how much they mean to me. Friends have told me they keep these notes and treasure what I said about them! If the activity is going to be before Christmas, I try to get the time set up right away since things get so busy for most people. If it is a gift certificate I am giving on Christmas day, I like to schedule our activity for sometime in January, when things have calmed down a little and winter boredom needs to be exterminated.

If you are like me, with more friends than money or if you simply want to keep your Christmas less focused on material things, try some of these fun experience gifts this year. I know you will enjoy the memories you make with the people you love!

  • Set up a crafting time for one or more children you know. Make a manger or winter scene out of homemade playdough or clay. Make your own Christmas cards to send to people. Collect pine branches and pinecones and make wreaths. Make and decorate stockings cut out of felt or fabric or even old clothes. Go through your house collecting items you no longer want and help the children turn these into presents to give. My boys are like me - always wanting to give to more people than they can buy for. If you don't have anything to start with, come up with your own decorations. Make garlands out of loops of colored paper or popcorn. Cut out snowflakes and put them in the windows. Wrap a couple of empty boxes and tie them with big bows. Other decorating items I like are: indoor Christmas lights, sheet music of Christmas carols, evergreen branches, mittens hung on a string, old Christmas cards and photos from past holiday gatherings.

  • Invite someone to go for a Christmas drive to see the lights. Find out ahead of time where the best neighborhoods are for Christmas lights and decorations. Bring along some treats to snack on and tune into a station with carols to enjoy as you drive. If you want to have even more fun, create a few awards for the Most Elegant, Funniest, and Biggest displays. Stop and present them to the (surprised!) owners.
  • A night or two before Christmas, have a gift wrapping party. Set up a paper station, bow station and tag station. Go to work like an assembly line, but don't forget break time!
  • Take some young people (or young at heart) for an adventurous sledding trip. Prepare hot chocolate or cider in thermoses and head off for some big hills. When the sledders get tired, start some competition with a snowman contest.
  • As your Christmas gift to someone, give your time to a cause that is important to them. Visit a nursing home and present some of the residents with homemade Christmas cards. Help sort and make food baskets for a food pantry. Work in a Christmas wrap booth that benefits a charity. Volunteer as food servers at shelters that provide a Christmas dinner. This gift will not only bless the person you do it for, but also others who you don't even know yet and God, the one who cares most for the needy.
  • Find out what free holiday performances or events are going on in your area such as a Handel's Messiah concert, school performance, living nativity, etc. Pick up your friend and enjoy some cultural entertainment.
  • Organize a baking day with a one or two others, choosing recipes you already have ingredients for so that all the others have to do is show up and start mixing up a good time. You can put together plates or tins of treats to give to friends and neighbors or elderly people who can't manage holiday baking any more.
  • This Christmas experience gift is for children, adults or whole families - just tailor your choices according to your group. Go to the library and check out a variety of Christmas stories. I especially like to get ones that tell about the Christmas traditions from other cultures. Invite everyone to join you at your home, a historical landmark specially decorated for the holidays (you may need prior approval) or even an outdoor setting if it is not too cold. Seat everyone as they arrive and pass around snacks and punch or hot drinks. Read the Christmas stories aloud together, taking turns, if you want. Make sure to do the voices, as we used to tell my grandma!

A Special Note: As I was writing this, I realized that when you invite children for one of these events, you may also be giving a gift to the parents - some free time to get things done or just relax and enjoy the holidays. That's what I call a two-for-one special!

The Humble Ranch Home May be Making a Comeback

After World War II, the most ubiquitous style of home being built in America was the ranch. It was simple in design and cheap and quick to build, which allowed builders to fill the tremendous need for housing that was created when American GIs returned from the war and began setting up their families. Ranch homes were the primary residents for a majority of Baby Boomers in the 1950s and 60s, but as those Boomers became adults, they often looked toward other architectural styles when setting up their own households.

Over the years, the ranch style home has become almost reviled for its lack of character. Critics have said it's just a single-story box, with no uncomplicated angles, a low roof, and a picture window facing the street. Since ranches were built in such abundance in the mid-twentieth century and were often thrown up as quickly as possible without regard for decoration or individuality, they came to represent the worst of American architecture in many people's minds.

However, the humble ranch does have its boosters, who say it's actually a quite livable style of home that offers a number of advantages. It's biggest plus comes from its footprint on an average lot, which allows for a reasonably large backyard in most neighborhoods, providing a significant amount of space for swing sets, sandboxes, and other children's recreational activities. A big backyard can also be a wonderful place for adult entertaining, as well.

As home prices continue to escalate, it's entirely possible that the ranch home will begin making a comeback in America. Since they don't require unusual angles and special building materials, builders can still construct them cheaper than their more elaborate counterparts. But that doesn't mean ranch houses can't be customized to make them more interesting or energy efficient, and if sited well on a lot, a ranch home can actually seem to be rising naturally from its lot, making it quite attractive from the street.

Interestingly, it may be the same Baby Boomers for whom the ranch was originally constructed in such abundance that will drive its comeback. As Boomers age, they'll begin to appreciate having everything on one level, providing easy access to every room in the home and to the outside. Their smaller price tags will also be easier to handle on a fixed income as Boomers begin to retire. Ranch homes, being simpler, will also require less upkeep and repair than other styles of homes.

Ranch homes can be as elegant as a person's taste and budget, and the same large backyard that was good for young children can be just as wonderful for adults with the addition of a swimming pool, large garden, or other amenities. Ranches also lend themselves well to gourmet kitchens, luxurious bathrooms, large fireplaces, or any other type of room that can benefit from being larger than average.

Even though the humble ranch has been disparaged for decades, it's provided a functional home to generations of families, and may find a renewed popularity as Baby Boomers begin to enter their Golden Years.

A Toothache While Backpacking What To Do


Getting a toothache while backpacking can be more than just annoying and inconvenient. It can end a good wilderness trip. Here are some tips for preventing a toothache before you head down that trail, and for treating it if you get one anyhow.


Wilderness Dental Care


First of all, don't ever go on a long backpacking trip if you have an unresolved tooth problem, or even the hint of a toothache starting. Go to your dentist and get it taken care of. If there is lingering pain, be sure to also get a prescription pain reliever to take with you.


Have dental work done far enough in advance of your trip to be sure that it is completely done. Sometimes a high spot on a new filling will start to cause severe pain days after it is put in. Your dentist can easily solve this by grinding it down, if you are not already in the middle of the wilderness.


Avoid doing anything that can cause toothaches or other dental problems while backpacking. I have almost cracked a tooth on a hard corn nut while backpacking. I opt for corn chips now instead. Popcorn, fortunately not a common backpacking food, may be one of the worst foods for damaging teeth.


A toothbrush and floss are a good idea on any backpacking trip (floss can also be used as fish line and to tie things together if need be). If you forget a toothbrush, you can chew the end of a dogwood twig until it is brush-like, and use that. This is about long-term care, of course. What if you have a toothache that starts when you are days away from your car?


Toothache Treatment


Hopefully you at least brought aspirin with you. Tylenol #3 is even better for a severe toothache. An antiseptic containing benzocaine, applied directly to the irritated tooth and gum will temporarily relieve pain. Oil of cloves (eugenol) will also may help. Don't apply aspirin or other painkillers directly to gums, as they may burn your gum tissue.


Some toothaches do not originate in the teeth or gums, but in the sinus cavities. If your tooth pain is hard to pin down to one spot and is felt deeply, it may be a sinus infection putting pressure on the gums from above. In these cases, you may need to eliminate the infection to get relief. Use antibiotics if you are sure this is the cause. You might get temporary relief if you can clear the sinuses a bit by steaming (carefully) your face, or eating hot sauce.


If your teeth are temperature sensitive, you should obviously avoid hot and cold drinks. Warm your water bottle under your jacket if you have to. It can also help to breath through your nose. Breathing through your mouth can send cold air flowing over your teeth and cause a lot of pain.


I have a tooth problem right now - the inspiration for this article. A few days ago, I noticed that each time we drove over a mountain pass here in Colorado, the pain intensified. Coming back down below 8,000 feet seemed to always take the pain away. Watch for this problem, and you might resolve some of the pain by hiking down to a lower elevation.


Out of pain relievers? Get out your plant identification guide. Try chewing on catnip leaves for relief. You can also make tea out of the willow twigs or poplars leaf buds. These both contain varying amounts of some compounds that are similar to aspirin.


If a toothache has begun, you probably shouldn't hike any further into the wilderness. If it has become painful enough to suck the fun out of your backpacking trip, you should head for the car. It is time to see a dentist.

How to Stop Cleaning On Weekends

I used to spend my weekends cleaning house until I learned to take a few minutes here and there to stay on top of the dirt and grime. By doing a little cleaning every day, I avoid having to spend my weekends cleaning. Try some of the following ideas to help you free up your weekends.

Bathroom:

* Limit the number of products you keep on the counter. By doing this, the counters will stay uncluttered and be easier to clean. For the products that you want to leave on the counter, store them in a basket or caddy. This way you can just lift up the basket or caddy and clean underneath it in a hurry without having to pick up each individual product.

* Do you use a washcloth to clean your face? If so, when finished washing your face, rinse the washcloth out and use it to clean up around the sink.

* If you have a glass door shower, keep a squeegee stored in the shower by hanging it on a suction hanger hook. After every shower, use the squeegee to wipe away the water on the door. This will help keep your shower door clean by minimizing the amount of buildup from water and soap scum.

* Use shower gel instead of bar soap to reduce soap scum buildup. There are many wonderful shower gel products on the market for both men and women.

* To help your toilets stay clean and deodorized, place a self-cleaning toilet tablet in the bowl once a week.

* Keep cleaning supplies, including rubber gloves, under the sink in the bathroom so they are handy and within your reach when you have a few moments to clean.

Kitchen:

* Try the method I call ?clean-as-you-go-cooking?. This means to wash, dry and put away preparation dishes, bowls, and utensils while you are waiting for your meal to cook. If you use this method, then you don?t have to spend your meal time dreading the dinner dishes and pans. All that will be left to clean are a few dishes that will be a snap to throw in the dishwasher.

* Clean up drips and spills as soon as they happen so they don?t have time to dry.

* After cleaning the dishes and while your sponge is still wet, take a few moments to wipe down the countertops, stove, microwave and sink. This will help your kitchen to stay clean most of the time.

* When you open your junk drawer and discover that you have two year old coupons or a cabinet that is jumbled, stop what you?re doing and clean out the drawer or cabinet. This will help you to keep your kitchen in order and stay on top of the clutter.

* To keep your countertops tidy and easy to clean, store small appliances that you don?t use very often in cabinets.

* When frying or saut?ing food, use a splatter screen. A splatter screen will cut down on grease buildup on your stove and cabinets.

Family Zone:

* Have a dedicated area for shoes, keys, backpacks, cell phones, etc. Let all family members know where they are expected to place their belongings. For small children, make it easy for them so they get the hang of it. For my preschooler, we have a built-in shoe caddy in our laundry room with hanging pegs above. He knows to put his shoes in the caddy when he gets home from school. While he can?t reach the pegs to hang his backpack yet, he knows to place his backpack by his shoes and mommy will hang it up for him. This helps him learn to be responsible for putting away his own things.

This system also works well for hubby too! For all of you wives who have husbands that can?t ever find their keys, cell phone, and wallet ? give them a dedicated area to place these items. My husband has a dedicated drawer in the kitchen. Works great!

* Keep microfiber cloths or the famous Swiffer dusters handy and wipe away dust when you see it. It?s much easier to remove dust if you don?t let it build up. I keep a Swiffer ready to go at all times and do a quick dusting while my children are eating their lunch or I have a few minutes at some other time during the day.

* Consider using wax on wooden furniture instead of polish. Polish is known to attract dust.

* Toy clutter in my family room drives me batty! To help this problem, I purchased large baskets that compliment my home?s decor. At the end of the day my children know to pick up all toys and put them in the baskets. Do they do this without a battle? Not very often! However, my children enjoy snacks before bedtime and they don?t get their snacks until all toys are in the baskets.

These are just a few tips you can use to free up your weekends from cleaning. If you think about the moments you have here and there and what small cleaning chore you can accomplish ? you?ll find that overall your house will stay cleaner and you can free up your Saturday for family fun or go enjoy lunch and a movie with your favorite girlfriend!
