Washington Home Buying

Maybe you?re buying your first home in Washington, or perhaps you?re relocating to Washington from another state. Either way, it?s important that you educate yourself on Washington home loans before shopping for a home and mortgage. This article explains what you?ll need to know before buying a home in Washington:

The median price of a home in Washington is $168,300. Recently, homes in Washington have been appreciating at rates higher than the national average. Additionally, the rate of job growth in Washington places them 13th in the nation. However, income levels in many parts of Washington are too low to purchase a median-priced home with a conventional loan. In fact, Washington is ranked fifth in the nation based on the number of residents that pay more than the recommended 30% of their incomes on their mortgage.

On the other hand, Washington has one of the lowest past-due loan levels in the nation. Additionally, current average interest rates in Washington are below the national average. The problems with high home-price-to-income ratios may stem from the variability of median home prices between Washington zip codes. For example, in the summer of 2005, the median price of a home in Bellevue, Washington, was $566,000; however, at the same time, the median price of a home in Seattle, Washington, was $386,000, and the median price of a home in Spokane, Washington, was $238,000.

Washington law does allow the disbursement of home equity lines of credit. Additionally, Washington?s Equal Credit Opportunity Act prohibits mortgage lending discrimination against individuals based on their race, color, religion, gender, familial status, or national origin.

Simple PostPartum Depression Cures

Post-Partum Depression is a debilitating, albeit extremely common, condition that affects new mothers everywhere. Medication is of course one of the standard remedies, but before you opt for it, there are other, simpler solutions which could very well get you back on your feet without modifying your metabolism.. This article lists several of them, drawn from accounts of actual users.

> Go to bed early and try to get a good night's sleep

> Lie down next to your heater vent and feel its comforting warmth

> Stroll in the park amongst the ducks, watching what they do

> Do things with your hands, perhaps a craft

> Work in the garden, watering plants and pulling up weeds; each is calming in its own way

> Buy yourself a fancy cup of coffee, savor it's fine taste and aroma

> Play with your kids and make plans with them for what you will do together when you are feeling better

> See a therapist regularly and make sure you are totally candid with him

> See a doctor regularly and make sure you are totally candid with him

> Stay away from alcohol and other depressants

> Have a relaxing bubble bath or a shower with something sweet to eat and drink; play soothing music while you are bathing

> Keep a journal about your feelings: it helps to externalize them

> Exercise regularly: this releases feel-good chemicals (endorphins) into your bloodstream

> Join and participate in online forums for post-partum depression; discuss your problem with others who have it, seek their advice and enjoy the comfort of a loving community

> Take part in activities with family and friends

> Read a good book

> Go visiting

> Call a close friend and talk to her/him

> Go for a drive

> Bake something; this will direct your attention to a subject other than parenting and refresh your mind

> Call your mom and talk to her about your problem. This could be the single most effective therapy for your situation, because she loves you, is deeply concerned about you and will make time to listen to you

> Ask your mom to visit for some days. She could help with your chores and thus create some personal time for you to do the other things mentioned here

> Put baby in her stroller and go out for a walk

> Let yourself wallow for a bit with no pressure and all pleasure - stay in your PJs, eat junk food, mope a bit

> Cuddle with your kids and if you feel like it, have a good cry while doing so. Realize there are people who truly love you (can't help but feel happy when your kids are giggling and rolling on the floor with you)

> Go to the beach if there is one nearby - look at the ocean and breathe the sea air

> Go shopping (nothing like good old-fashioned retail therapy!), or go window-shopping

> Have a long, deep chat with your dear husband, followed by a long, long cuddle and sweet kisses!

Paying for a PreInspection Can Save You Money

For years now, we?ve been recommending that home sellers pay for a professional home inspection when they list their home for sale so that both parties know the home?s strengths and weaknesses before an offer is ever made. With current market conditions favoring buyers, savvy home sellers understand that paying for a professional home inspection can help them better position their home within the current market.

The large inventory of homes currently for sale provides buyers with more options, and buyers tend to prefer homes that are in move-in condition. A professional home inspection is one more tool that a seller can use to determine how close their home is to move-in condition and to prioritize improvements and upgrades to best compete with the other homes for sale.

The home inspector evaluates the home?s major systems and provides a report identifying areas of concern. The inspector?s job is to point out both the good and the bad about a property. Then it is up to the home seller, with advice from their Realtor, to identify a strategy for improvements and positioning. A copy of the home inspector?s report, along with copies of receipts for any improvements and upgrades, can be made accessible to potential buyers.

A thorough home inspection often uncovers problems unknown to the sellers. By having an inspection up front, the seller has an opportunity to address minor problems that might seem major once a contract has been signed. Plus, the home will show at its best.

Buyers may be more interested in a pre-inspected home because there shouldn?t be any big surprises after the contract is negotiated. An uninspected home may have the buyer coming back within a week or two (following their own inspection) requesting upgrades, allowances, or price reductions, all of which are a hassle and inconvenience to both parties.

The buyer still has the option of obtaining their own professional home inspection, but there is less likelihood of unexpected surprises and a greater chance the sale will go through as originally negotiated.

Costa Rica Property ? Why Prices Will Continue To Provide Stunning Gains

Many property investors think that the boom in Costa Rica property will not continue but the fact is it will and can provide better rewards with lower risk than other Central American countries.

While other markets such as Nicaragua and Belize are supposed to be the new hot spots, however Costa Rica will maintain its lead for the following reasons:

1. It's an established market

Costa Rica property is not a market waiting to take off - it has.

This gives confidence for people to invest and the large expat population gives people confidence to come and live and buy and they are doing so in record numbers.

Costa Rica property prices are booming because of this influx in investment that shows no sigh of slowing down ? This means higher prices.

Most new property hot spots in fail to take off, so going with Costa Rica property you get the best of both world?s - Strong upward growth and a track record of triple digit annual gains in many locations.

2. Costa Rica is stable and safe

Costa Rica is stable, safe and democratic this makes Costa Rica property investors feel safe with their investments.

The government encourages overseas investment and investors get the same rights as residents when they buy.

Consider a country such as Nicaragua where the Sandinistas have very real chance of getting in power and with their record on taking things would you want the risk?

3. Costa Rica is rich

In comparison to its neighbours and that?s what Americans and other foreigners like.

They want to live in a different culture but not one to different from home.

Many Central American countries are poorer with street children; poor infrastructure and serious crime and this makes them less attractive.

Where to buy for big gains and low risk

An area that will continue to do well is the popular Central Pacific Coast around the town of Jaco consider this:

Investors that purchased $30,000 of Costa Rica property in the town of Jaco just 15 years ago are now worth as much as $750,000.

Another example of this boom is the Marriot Corporation which built its crown jewel of Latin America Los Suenos Resort and pre sold 50 condos of 2000 square feet for $250,000. The next year Marriot sold another fifty at $350,000. Now this years upper end units are being sold between $450,000 to $850,000!

This area is booming and continues to do so offering great capital gains potential with low risk

Buy in the right location for triple digit annual gains

Far from being over the Costa Rica property boom looks set to continue as investment soars and it becomes the main focus for Americans looking for overseas second or retirement homes.

Buying Costa Rica property simply offers great gains with low risk and we expect it to continue to maintain its lead over its rivals.

Government Guaranteed Loans Good Source Of Capital For Entrepreneurs

Guaranteed loans are one of the best sources of funds for people who are in need of additional capital. This is especially true for those small and medium scale entrepreneurs who are still starting out in their business. Starting out in a business is often very difficult, especially if you have limited funds to run your operations. More often than not, small and medium size entrepreneurs who are starting out have some of the most innovative businesses in the country. They may find themselves in a difficult situation when trying to get additional capital for their business. The typical reason why most banks and lending institutions tend to shy away from innovative entrepreneurs is that the business that these entrepreneurs are engaged into is still very novel and untested in the market. To compound the difficulty of the situation, most of these entrepreneurs do not have the necessary properties to serve as collateral for the loan.

More often than not, small and medium size businesses tend to die out shortly after they are started, due to lack of necessary capital to run the operations. However, with government guaranteed loan programs, qualified entrepreneurs may now be able to get loans to finance their business operations, even if they do not have the necessary collateral to back their loans. As long as the entrepreneur qualifies under the guidelines of the government guaranteed loan program, he or she may take out a loan at the affiliated banks and lending institutions without much trouble. Since the government has guaranteed that if he or she fails to pay the loan, the government through its designated agency, will purchase the loan from the bank or the lending institution concerned, there is little concern overall.

A Look at Large Clothing

Many mothers-to-be choose to buy large clothing than maternity wear because the latter is much more expensive. It is quite irritating that once a piece of clothing gets the maternity label, it immediately becomes over-priced. Frugal women have found a clever way out of the situation - they purchase regular clothes in larger sizes.

When pregnant, searching for the right clothing is sometimes tricky. Although there are many large-sized clothes only few actually look good. Consequently, finding proper large clothing is a bit of a challenge. Here are some tips what you could look for when you are searching for clothes while expecting a baby.

First of all, even if you don't feel like spending money on maternity wear, you'll still have to buy at least some pants designed for mothers-to-be. There is no getting around it. You can find many nice and comfortable maternity pants; maternity jeans are also available if you would like to invest some more money in clothing. Whatever you choose, just keep in mind that when it comes to pants large clothing will simply not do.

As far as buying underwear is concerned, you don't have to worry about it. You can just purchase large clothing that suits you best. Finding larger sized panties and bras will be an easy task.

If you are a nursing mother you might want to have nursing bras. My advice is not to bother buying them. Find nice bras in large clothing stores instead. When trying on some pay attention if they provide enough support and if they are easy to unfasten. I personally didn't like the difficult clasps of the regular nursing bras, so I purchased some larger-sized bras.

Many mothers-to-be insist on having maternity shirts but you can save some money and buy big shirts instead. I had a favorite shirt which I wore during most of my pregnancy; it was not a maternity shirt, I took it with discount from a large clothing store. My husband's large clothes were quite helpful, too. As I had a winter pregnancy, I needed large pullovers and big button down shirts which I was lucky to find in our closet. My husband didn't mind giving them to me, so I had plenty of comfortable outfits to wear at home.

When you are expecting a baby, you should invest some money in purchasing a few pairs of good maternity pants. As far as all other types of clothing are concerned, you can buy them all from a large clothing store. You can also buy a large hospitable robe or any kind of sleepwear, but don't bother looking for maternity night gowns as they are not comfortable at all.

Ford's Comeback Lacks Momentum

General Motors Corp. is heading toward recovery. And Ford Motor Co. is expected to follow after. Though it is apparently exerting efforts, they still lack momentum to save the sputtering automaker.

Ford earlier announced its campaign involving zero-percent financing and $1,000 savings on range of brands. These strategies are aimed at increasing the February sales by 3.4 percent. But February sales turned out to be a frustration. But Mark Fields, the Ford Americas president, is still confident the automaker could still achieve its turnaround goals for the year.

The automaker received more bad marks on its latest internal report card. The report card was shared to ford?s employees following Fields' weekly Webcast. The report card reflects that the automaker?s February retail sales in the United States were worse than the company projected they would be a month ago.

The recovery plan require for the company to hold onto just over ten percent of the domestic retail market in February. Last month, it said that was improbable but it contended the company could hold the line at ten percent. Nevertheless, Ford only managed to claim a 9.8 percent share in February, missing the target by about 1,900 units.

The automaker blamed the results on weaker than expected sales of the Ford Explorer sport utility vehicle, Ford Mustang sports car and the F-series pickup. But with the new ad campaigns, executives are confident that sales will return to the right track. The ad campaign challenges consumers to compare Ford products to the product line of rival manufacturers.

Ford spokesman Oscar Suris said the numbers presented to employees only show part of the picture. This is not a comprehensive look at everything affecting the business, Suris said in an interview. There are other areas where we are ahead of schedule. Overall, we are where we expected to be at this point.

According to the report card, 39 percent of those surveyed said they had an excellent view of Ford. That's better than our domestic competitors, Suris said, though he said the company still has a ways to go before catching up with Japanese brands like Toyota. We don't want to stay there. The document also showed that financial weakness at many of Ford's suppliers continues to be a challenge.

During his webcast, Fields said improving brand favorability is a key objective of Ford's recovery plan. Fields also challenged employees to talk up the company's new products with everyone they know, saying word-of-mouth marketing can help change the way people look at Ford.

Ford is motivated to make a moving change this year to alleviate its standing. This change could be triggered by powerful campaigns, auto parts upgrade, and efficient work plan. The heat of the auto competition is getting hotter to test not just the performance of Gibson exhaust but the survival instinct of the automakers.

Spurt in Prices of UK Land ? An Ideal Investment Opportunity?

UK is becoming densely populated to an untenable level. This has led to an acute housing shortage and a sharp rise in UK Land for Sale prices.

Prices for housing and land in UK has shown continuous upward trend due to a robust growth in average earnings - predicted to be close to 5% this year - as well as cuts in interest rates that has combined to prop-up the housing market .

According to Milan Khatri, chief economist at the Royal Institution of Chartered Surveyors, the medium term outlook is for steady price growth.

Despite a fall in the number of mortgage approvals in April, which are viewed as a forward indicator of housing demand, activity remains above the historical average and still point to firm demand conditions, Mr. Khatri said.

Thus investments in UK Land for sale market are increasingly becoming attractive to common investors.

UK Land Highlights

? Unlike equities, the capital growth of land investments is attractive and so is the downside risk
? Better growth and lower downside risk than ANY other investment.
? Growth is consistent
? Unlike equities and land in the right location does not suffer long periods of cyclical decline.

Today, there are a number of companies serving smaller investors select plots of land to buy, and investments typically start at about $10,000.

Following types of plots of land for sale are available across the UK -

Brownfield Land: Brownfield Land is the common term used for previously developed land i.e. land that is or was occupied by a permanent structure. This land is often smaller, resulting in High Rise Development e.g. old petrol station and factories.

Greenfield Land: Greenfield Land simply refers to land that has never been used for development eg Farmland.

Greenbelt Land: Greenbelt Land is largely undeveloped or sparsely occupied land, which historically has been set aside to contain development, prevent towns merging and provide open space. Greenbelt boundaries can change in response to the requirements for additional housing in a controlled manner.

While there is some opposition against moves to grant planning permission to builders on greenbelt and greenfield land but keeping in view the acute mismatch between expected demand for housing and the amount of land available for planned development such moves are necessary.

Moreover release of such land for planned development would create jobs and opportunities in those areas and by increase in the supply the house prices would automatically lower, thereby ensuring that everyone can afford to become a home owner. At present, for the ambitious young generation to own a home is easier said than done. It is also very difficult for the low waged population to build there own homes.

Thus be it a farmland, greenbelt land, greenfield land or brownfield land, buying plots of land for sale has the potential to make stunning returns quickly. Infact prices of land in UK have increased by a stunning 926% in last two decades.

UK Land for Sale Market is thus expected to show a steady increase for coming decade and could prove to be an ideal investment vehicle for common investors

Are Property Prices In India About To Fall?

Prices for land for sale in India could come down sharply according to many experts.

Deepak Parekh, Chairman, HDFC for one feels property prices are due to correct by upto 20% in the next 6 months.

He told CNBC TV 18, ?Prices have peaked and now prices logically have to come down and interest rates will go up marginally.?

RBI is trying to curb speculative activity in land for sale in India by rising interest rates on home loans(there has been an increase of about 1-1.25% during last year itself) to slow down the speculative interest in real estate but still keeping actual users interested in property market. Industry players confirm demand for loans from high net worth individuals has seen a decline, they feel taking a home loan will still benefit an end user. On the other hand it will put a much-needed spanner in loan backed speculative buying of property

Rajiv Sabharwal, Head - Retail Assets Group, ICICI says, ?If you look at people who are buying homes and getting tax benefits, even with an interest rate of 9% to 9.5% their post tax benefit cost would be 6% to 6.5%. Compare that with the rental he will have to pay and here you have not factored in the capital appreciation, which may come to him even at the rate of 10% to 15% per annum. It still goes in the favor of customers buying an own home rather than renting.?

All this has led to a dip in demand for land for sale in India and instead there is a rising trend among enterprising investors towards investing in safer and more regulated overseas land investment markets. This trend has got further boost by a decision of Indian Government allowing Indian Nationals to invest in overseas properties upto a limit of 25000$ per year.

Thus there is an increasing chance that prices of land for sale will see a correction in Indian market.

Top Ten Ideas for Back to School

This time of year can take some major adjusting for you and your kid. Life goes from the peaceful, relaxing, and bummin' around (yeh, right) of summer to the hectic start of a new school year. I've compiled a list of the top ten ideas to help everyone deal with the changes in the schedules and to lessen the stress of the season. Just for grins, I've done this Dave Letterman style.

Number 10...Teachers - make an appointment within the first two weeks of school to get to know your kid's teacher(s)...this is especially important if you are not fortunate enough to be either the custodial parent or have shared parenting...it could make all the difference in the world. Tidbit of advice: when you do talk to the teacher(s), don't tell them all of the problems you have with your ex - they are smart enough to figure that out for themselves; do tell them you need to have a copy of everything that gets sent to your ex from the school and you would like weekly updates of classroom things. Also, take along enough self-addressed, stamped envelopes to leave with them so that they can send you something every week.

Number 9...Support system - when you need to be in two places at the same time, this is indispensable. Hopefully, you will find someone who is a parent of another kid in the same class. That way you can get info on school assignments and other activities. Make sure your kid knows who these people are. If someone else will be picking them up from school or an event, they will know the 'secret word' that you and your kid have come up with. When my son was young, it was 'leprechaun'. We never needed to use it, but it was ready just in case and we both felt safer because of it.

Number 8...Debrief - whether you pick up the kid from school or daycare or meet them at the house, you need to know what went on all day. You can do this when you first see them after school or during dinner. Try to gauge their moods, celebrate their small (or big) victories, discuss upcoming events and activities, listen for those difficult times they have had during the day. Also, make it a routine to check on assignments, etc. that they have hopefully given to you to see.

Number 7...Activities - Try to plan at least one day a week without any activities. We all need down time. I limit my kid's activities to two days a week which leaves time for school assignments, hanging out with friends, and just being a kid. This is difficult at times because some sports teams want to practice four nights a week and have games every weekend. While that may be fine once a kid is in junior high, I believe it has the possibility to limit a kid's overall growth when they are still in elementary school.

Number 6...Friends - Each school year can bring changes in friendships because there are different kids in classes, kids transfer in and out of schools, etc. Time has to be made for friends, whether it is play dates for younger kids, phone calls or movies when they are older.

Number 5...Play - All families are busier than we would like these days, but it is important that kids have a way to unwind after school. Your kid may enjoy playing video games, playing with neighborhood kids, working on hobbies, or have other ideas of play. Giving them 30 minutes every evening to play can make getting their homework and other responsibilities done much easier.

Number 4...Study - Having a time and place to do homework or other studies promotes discipline and an enjoyment of learning. Even if your kid doesn't have a school assignment every day, you can give them small projects to work on. Maybe it would be researching about hurricanes, helping with dinner (math skills), or having them pick a topic they want to know more about and working on that. You need to be available for them when they have questions or need help, so don't go too far. Also, be sure to look over their assignments - it will keep you informed on what they doing and you will be able to give them some constructive feedback.

Number 3...Read - Yep, the old standby, reading. There isn't a skill that is used more over a lifetime and it's important to instill good habits. So, let your kid see you reading every day and try to set aside at least 15 minutes for them to read every day. You could encourage them to carry a book in their backpack, to read in the car or on the bus, or even to read a book on CD or tape while they are doing other things.

Number 2...Hanging out - Don't over schedule your kid's week or yours. Maybe you want to order a pizza one night a week and watch a movie or maybe you could just leave time for doing nothing and then see what your kid does with it. You can learn a lot about your kid this way. They just may surprise you in what they come up with.

Metal Buildings

When considering options for your next construction project, you may want to consider metal buildings. Metal and steel buildings have many benefits when compared to the more traditional wooden structures. To decide if metal buildings are right for you, here is a list of questions.

What are your building needs? There are several types of metal buildings with different purposes. You can find metal buildings designed for storage, such as sheds, garages, and storage warehouses. You can find metal houses, metal office buildings, and options for correctional facilities and the military.

Do you need a specialist? Some companies specialize in certain kinds of metal buildings. Are your needs purely residential, or do you also need some commercial options? If your needs span a few different categories, you may consider going with a company that is more generalized.

What?s your budget? Your budget will often dictate which types of metal buildings to choose. If you have a budget that is too limited, however, you may consider taking out a loan. Contact your financial advisor for help in these matters. Also keep in mind that metal buildings are usually less expensive than their traditional wooden counterparts.

Do you need a structure that is extra sturdy? This can also help you decide on a metal building as opposed to a wooden one. Metal buildings offer an extra level of protection against the environment, including damage from floods, fires, and insects.

Once you decide that metal buildings offer the best option for you, you will need to choose a company. There are so many metal building manufacturers that it is a good idea to ask around in forums and on product review sites. The best way to make sure a company is all that they claim to be is to interview satisfied customers.

When A Great View Is Not A Great View

House hunting is a game wherein you try to get the most while paying the least. Part of getting the most is often finding a home with a view, but don?t be a sucker.

After a hard days work, you come home to your dream home. You change into something comfortable, grab a beverage and head out to the deck. There, you relax and take in your fabulous view. This is the daydream you have while standing in a home for sale that has an incredible view.

Yes, it is a nice view. In fact, it may be so nice that you do not really pay attention to the rest of the home. Even if you do, you may be able to overlook some problems that you would not otherwise if there was no view. At the end of the day, you make an offer and the seller accepts. Sixty days later, you are the owner, moved in, unpacked and enjoying your new property.

After a year or so, you come home after a stressful day. You change clothes, grab a beverage and head out to the deck. You are stunned to see a two-story home being built in the middle of your view. How can this be? This is an outrage! Unfortunately, you probably are out of luck. Depending on your state laws, you may have no way of keeping the other property owner from spoiling your view.

As you might expect, this situation arises more often than people would like to admit. When considering making an offer on a home, one must be very careful when it comes to views. You should never dismiss other problems with the home because you like a view. Further, you should not overvalue the view. A beautiful view today may just be a view of the side of a home in a year. Investigate local legal regulations regarding new construction in the area, the height homes can be built to and whether pre-existing homes can add second or third floors.

If you do not, you run the risk of owning the room without a view.

NFL Preview Cincinnati at Kansas City

-> NFL Preview - Cincinnati (0-0) at Kansas City (0-0), click here to make your selection!

By -> NFL Editor and Ecobika ->Free NFL Betting Picks

Herm Edwards makes his formal debut on the sideline of the Kansas City Chiefs on Sunday, as the former New York Jets head man and his current team face the Cincinnati Bengals in the 2006 regular season opener for both teams.

Edwards, who fashioned a 39-41 record and led the Jets to a trio of playoff appearances in five years on the job, will be charged with improving the fortunes of a franchise that has missed the postseason in the last two seasons and last won a postseason contest following the 1993 campaign. The Chiefs were 10-6 under Edwards' predecessor (and former mentor) Dick Vermeil last season, narrowly missing the playoffs.

Cincinnati, meanwhile, made its long-awaited return to the postseason in 2005, but suffered unforeseen misfortune once it reached that stage. Quarterback Carson Palmer suffered a serious knee injury on the first play from scrimmage in the Bengals' AFC Wild Card matchup against the Steelers, a situation helping lead Pittsburgh to a 31-17 win, and eventually a Super Bowl title. Sunday will mark Palmer's first extended action since sustaining that injury on Jan. 8th.

-> Make YOUR bet NOW!!!

SERIES HISTORY

Kansas City owns a 12-10 advantage in its all-time series against Cincinnati, including a 37-3 home rout in Week 17 of last season, when the playoff-bound Bengals opted to rest most of their starters. The previous meeting between the franchises was a memorable 24-19 road win for the Bengals in Cincinnati. The Chiefs came into that game 9-0, and were facing a Bengals club that was just 4-5. Cincinnati's last road win in the series came in 1989, when they took a 21-17 decision at Arrowhead Stadium.

Edwards is 2-0 in his career against Cincinnati, as his Jets scored home victories over the Bengals in both 2001 and 2004. The Bengals' Marvin Lewis is 1-1 in his career against Kansas City, including last year's defeat, and is 0-1 head-to-head versus Edwards.

BENGALS OFFENSE VS. CHIEFS DEFENSE

The injury suffered by Palmer (3836 passing yards, 32 TD, 12 INT) brought a bitter end to a star-studded season for the 2003 Heisman Trophy winner, who led the NFL in completion percentage (67.8) and touchdown passes and was named to his first career Pro Bowl. Palmer looked every bit his former self in the preseason, posting a sterling 140.2 passer rating and throwing four touchdown passes in parts of two contests. The Bengals' top two receivers - Chad Johnson (97 receptions, 9 TD) and T.J. Houshmanzadeh (78 receptions, 7 TD) - are once again in the fold to ensure that Palmer won't have to do much searching for a target. Johnson led the AFC in receiving yards (1432) for a third straight season last year, and was named to his third consecutive Pro Bowl. Chris Henry (31 receptions, 6 TD), who made headlines with several offseason arrests, is nonetheless expected to fill the team's third receiving role. A Cincinnati line that allowed just 21 sacks last season returns intact.

The directive for coordinator Gunther Cunningham and the Kansas City defense on Sunday will be to place pressure on Palmer and prevent the signal-caller from looking downfield to his talented receiving corps. At the heart of that effort will be ends Jared Allen (11 sacks) and Tamba Hali. Allen was the Chiefs' only consistent pass-rusher a year ago, but the presence of Hali, the team's first-round draft choice out of Penn State, is expected to help alleviate that problem. Hali had 11 sacks as a senior with the Nittany Lions a year ago. Attempting to handle Johnson and Houshmanzadeh will be veteran cornerbacks Patrick Surtain (4 INT) and Ty Law (10 INT with the Jets). Law, who was acquired by Kansas City via free agency in the offseason, made his fifth Pro Bowl after tying for the league lead in interceptions a year ago. Safeties Greg Wesley (82 tackles, 6 INT) and Sammy Knight (89 tackles, 2 sacks, 2 INT) will lend support to the corners.

Cincinnati running back Rudi Johnson (1458 rushing yards, 12 TD, 23 receptions), who set a career single-season high for yards and receptions last season, returns to ensure that opposing defenses remain honest. Johnson posted four 100-yard games in 2005, and now has 13 over his three-year career as a starter. With backup Chris Perry on the team's Physically-Unable-to-Perform (PUP) list with an ankle injury, Kenny Watson will occupy the role of Johnson's backup and third-down back. Watson missed most of last season with a torn biceps muscle.

The Chiefs were able to completely shed their reputation as being soft against the run last season, when the team finished seventh in NFL rushing defense. Despite the improvement, Edwards and Cunningham sought to make changes up front, bringing in former Bill Ron Edwards (6 tackles with Buffalo) and ex-Jet James Reed (65 tackles, 2 sacks with New York) to occupy the starting defensive tackle slots. Edwards will be making his first meaningful appearance since missing the final 12 games of Buffalo's 2005 season with a shoulder injury. Last year's linebacking corps remains intact, with Kawika Mitchell (105 tackles) again manning the middle and Derrick Johnson (95 tackles) and Kendrell Bell (41 tackles) flanking him on the outside. Mitchell and Johnson were 1-2 on the team in tackles a year ago.

CHIEFS OFFENSE VS. BENGALS DEFENSE

Seeking to build on a electrifying 2006 campaign will be Chiefs running back Larry Johnson (1750 rushing yards, 33 receptions, 21 TD), who led the AFC in both rushing and touchdowns despite starting only nine games in 2005. Johnson reeled off 100-yard games in each of his final nine appearances, and is now five back of Barry Sanders in his quest for the record for consecutive 100- yard outings. Johnson could have life somewhat tougher in 2006, as projected starting tackles Willie Roaf and John Welbourn both retired in the offseason, while fullback Tony Richardson defected to Minnesota via free agency. Ex-Ram Kyle Turley and former backup Kevin Sampson will be the new starters at tackle, while another ex-reserve, Ronnie Cruz, takes over fullback duties. Spelling Johnson will be former Viking Michael Bennett (473 rushing yards, 27 receptions, 5 TD with Minnesota).

The Bengals ranked just 20th in the league against the run in 2005, and are at less than full strength heading into their Week 1 showdown with Johnson and the Chiefs. Middle linebacker Odell Thurman, who led Cincinnati in tackles and also recorded five interceptions as a rookie, is suspended for the team's first four games following his violation of the league's substance abuse policy. In light of that circumstance, Brian Simmons (83 tackles, 4 sacks, 2 INT) will shift from the weak side to the middle on Sunday, with Landon Johnson (86 tackles) sliding into Simmons' former role and 2005 first-round draft pick David Pollack (28 tackles, 4.5 sacks) appearing on the strong side. The loss of Thurman might be easier to overcome due to the presence of massive defensive tackle Sam Adams (19 tackles, 3 sacks with the Bills), the three- time Pro Bowler who was signed by the team on April 3rd and will team with holdover John Thornton (40 tackles, 2 sacks) on the interior.

Back for a sixth season as Kansas City's starting quarterback is Trent Green (4014 passing yards, 17 TD, 10 INT), who has yet to miss a single start since being traded for the Rams prior to the 2001 campaign. Green posted his third- consecutive 4,000-yard season a year ago, and his passer rating was over 90.0 for the fourth straight year. Green's principle targets will once again be tight end Tony Gonzales (78 receptions, 2 TD) along with wideouts Eddie Kennison (68 receptions, 5 TD) and Samie Parker (36 receptions, TD). Gonzales earned his seventh straight Pro Bowl citation in '05, while Kennison reeled off his second consecutive 1,000-yard season. The new starting o-line principles will be under pressure to keep the heat off of Green, who was sacked a total of 32 times in 2005.

Green will have to guard against the big turnover against the Bengals defense, one that ranked 26th in the league against the pass but made up for any deficiencies with its NFL-high 31 interceptions. Cornerbacks Deltha O'Neal (10 INT, 4 sacks) and Tory James (5 INT) were at the heart of that effort, with O'Neal ending the campaign in a tie with Law for the league lead in picks. First-round draft pick Johnathan Joseph (South Carolina) will start if O'Neal (knee), who is listed as questionable, can't go. At safety, Madieu Williams (23 tackles, 1 INT) is back after an injury-plagued 2005, and will be playing alongside a new running mate in Super Bowl XXXVII MVP Dexter Jackson (45 tackles, 1 INT with Tampa Bay). The Cincinnati pass rush ranked near the bottom of the league with just 28 sacks a year ago, a situation that starting ends Justin Smith (6 sacks) and Bryan Robinson (18 tackles) will try to improve upon. Third-round draft pick Frostee Rucker (USC), who had six sacks in 2005 with the Trojans, will likely appear as a situational pass rusher.

OVERALL ANALYSIS

The biggest concern for the Bengals entering 2006 was the status of Palmer, who looked no worse for wear in the team's final two preseason games. All indications are that the Cincinnati offense will continue to run at a prolific pace, which is bad news for a Kansas City team that could take some time to find an identity under its new coaching staff. Green and Johnson will move the offense, but the Chiefs figure to make some mistakes on both sides of the ball, and a high-quality Bengals team will make them pay.

Surfing Your Adrenalin Wave: How To DissolveNot DisguiseAnger

Surfing Your Adrenalin Wave: How To Dissolve--Not Disguise--Anger

 by: Maya Talisman Frost

Feel that rising tide of anger? Surf's up! Start paddling.

Whenever we feel angry or frustrated, we get a blast of adrenalin coursing through our bloodstream. In the fight or flight response to stress, our bodies rely on our appendages. We need to hit, kick, jump or run away, and our bodies help out by sending extra blood to our limbs.

If we were living in the wild and had to actually fight off a predator or run away to escape, this would make perfect sense. But in a typical day, we just don't need those survival mechanisms like we used to. In fact, we do our best to thwart our body's response to stress by suppressing our physical reactions.

Oh, sure, we still use our extremities to express our anger. We raise our fists, pound on the desk, slam doors or cupboards, kick the garbage can, or stomp our feet. Still, since we're trying to be civilized and all, we use words more than body parts to react to whatever upsets us. This is good in that we don't want to go around hitting people. Slugging your boss may be biological, but it won't get you too far in your corporate climb.

So, instead of the fight or flight response our predecessors relied upon, we've developed more of what I call an explode or seethe response. Some of us react right away when we're upset. We clench our fists, do some wild gesticulating, raise our voices, or slam the phone down. Others tend to seethe. We suck in our breath, count to ten, hold it, and keep our frustration covered by a tight smile or maybe a little gasp of exasperation, but that's about it.

There's also the classic combo of the seether/exploder. You know the type: they just keep their heads down, don't say a word, and then out of the blue they go into a tirade that rattles the roof.

It's interesting that we consider a seether as more evolved than an exploder. We value those who are able to keep their emotions in check. In our culture, the seethers are the ice people who surprise us by keeling over from a heart attack or stroke. We've been programmed to sit and seethe. It's as though we're stepping on the gas (adrenalin) and slamming on the brakes (inactivity) at the same time. Try doing that in your car, and you'll burn up your engine. That's what we're doing to our bodies.

What do we do after a hard day? We sit and watch television. We play video games. We go to a movie. We collapse on the sofa and listen to music. We go out to eat and drink.

We've eliminated a lot of the activity of daily life. We don't scrub floors, churn butter, wash clothes by hand, hoe the garden, walk everywhere, or otherwise eliminate our stress through regular movement. We sit in our cars, sit at our desks, and sit in front of the television. It's no wonder we're obese and suffering from the effects of stress!

The sit-and-seethe starts early. Consider a two-year- old having a tantrum. Picture a little body flailing about, all arms and legs. That's adrenalin in all its glory! No suppression of instincts, just a pure, unadulterated expression of physiology at work.

We can't have kids growing up and throwing tantrums. It's just not socially acceptable. So, we give the two- year-old a ime out to cool off. This is like asking a charging bull to sit and sip a bit of tea in that proverbial china shop.

With all our blood rushing to our extremities, our brains are getting the leftovers. This is the worst possible time for us to be logical. When we're angry and that adrenalin is surging, we're far more likely to say things we'll regret and to make decisions that will have us shaking our heads later. If you react verbally or respond intellectually in that adrenalin moment, you're going to have some clean-up in aisle 12 later-- apologies and general repair of relationships and projects.

Most of us have learned that we need to step back when we're really upset in order to avoid making a mess of things. Here's something you may not know: it takes a full 90 minutes for your body to get back to normal after experiencing a blast of adrenalin.

Ninety minutes. That means that a simple ime-out for your child isn't likely to relax him, and postponing that important meeting for 10 minutes while you cool down isn't going to guarantee that you'll be fully capable of handling your issue in a level headed way.

If you really want to take advantage of your body's natural mechanism for survival, you might as well learn to work with it. The good news is that, with a little flexibility, we can use our physiology to help us thrive and even make us healthier.

You've got to move, and you've got to breathe. Isn't it convenient that those two go together so well?

Here are the four best strategies for surfing your adrenalin wave: *Paddle. Your arms and legs need movement, so look for acceptable ways to get active. Go to the restroom and do some jumping jacks if you can't sneak away for a walk or head to the gym for a workout. Move some boxes. Sort the recycling. Reshelve some books. Beat the rugs. Shake out the comforters. Go for a run. Crank up your stereo and dance with the kids in the living room. Jump on the exercise bike or go cycling around the neighborhood. Walk to another part of the building. Find a corner and do some push-ups. Activate those appendages!

*Laugh. When we're angry, our bellies tighten up. We take shallow breaths at the chest level. This just adds to the brain drain! We need to relax enough that our bellies can move freely as we breathe, and if we don't get that by doing some cardio that makes us huff and puff, the next best thing is to laugh. Get a laugh partner, and agree to call and guffaw--no talking allowed. Bust a gut, and breathe deeply.

*Sing. You need some serious exhalations, so jump in the shower and blast out your favorite power ballad. Get in your car and sing along with the radio. Releasing sound is therapeutic in itself. Throw in some dance moves, and you've got it covered!

*Avoid meditation. Ignore what you've heard about thinking through your anger. Mindfulness is immensely valuable, but trying to meditate when you're really angry is not realistic or helpful. Be active first, and then sit. The only way to handle that adrenalin in a healthy way is to engage physically. You've got to be calm to be mindful. Get control of yourself physically before using your mind to address a problem.

Next time you get mad, get moving.

Work with your body instead of against it. Learn to surf that adrenalin wave, and you'll become a better decision maker, a more relaxed parent, and a healthier human.

David Hicks: Why has he not yet been bought to trial in Australia?

David Hicks: Why has he not yet been bought to trial in Australia?

Habeas Corpus: Law a prerogative writ directed to someone who detains another in custody, commanding them to produce the other person before the court. It is mainly used to test the legality of an imprisonment. Macquarie Dictionary

David Hicks is charged with conspiracy, attempted murder and aiding the enemy. But the charges are significant for what they do not spell out. Though they are extremely serious, there is no allegation that Hicks killed or specifically harmed anyone.

His captors insist that he trained in al-Qaeda camps, guarded a Taliban tank at Kandahar airport and travelled to Konduz in northern Afghanistan to join Taliban engaged in combat against US-led forces. They say he intended to kill coalition combatants in Afghanistan between September and December 2001. They insist he aided al-Qaeda and the Taliban in the context of armed conflict. There are, however, some puzzling aspects, such as the claim that Hicks translated al-Qaeda training material into English from Arabic, a language of which he is believed to have had only a limited command.

The legal limbo in which Hicks and other detainees are held means they have been unable to invoke the writ of habeas corpus. They are held on Cuban soil, leading to the technical legal argument that this exempts them from the protection of the US constitution and the normal legal protections to which a prisoner is entitled. They have been held as enemy combatants, not prisoners of war, and so have been denied the protections of the Geneva Convention. Yet the charges against Hicks relate to warlike conduct.

Through the willing surrender of two of its citizens to this process, the Australian Government has set a dangerous precedent that should alarm all Australians. The military commission that will hear the case against Hicks is an extension of the US executive, not an independent tribunal. It is answerable ultimately to a US President who has called those in Guantanamo evil people.

This is second-class justice. Even alleged terrorists are due their day in court. Nothing in these latest developments overtakes belief that the fate of Hicks should be decided under Australian law or before a properly constituted international tribunal, not by the US military.

[Major Michael Mori - Military Lawyer for David Hicks claims the five year delay, so far, in bringing David to trial is due to the fact that he did not violate any international law so the US had to make up charges and an unfair system that would rubber stamp the charges without question. Had the US used a real court system like the courts-martial, we could have had a trial within the first year. But of course, David would have been acquitted which would not have served the political agendas in the US and Australia.
All David has wanted is a fair trial and Australia did nothing to obtain that for him since a fair trial would have proven David's innocence.

David's father Terry said the United States government was keeping his son in detention at the Cuban naval base as a scapegoat following the release of other western prisoners, including fellow Australian Mamdouh Habib.

Mr Hicks said David was the only westerner left among 540 prisoners at Guantanamo Bay.

I think David's the token white fella, he told the Australian Associated Press [AAP.

They're going to try and make an example out of him, particularly to the western world, that this is what happens if you play with fire.

David Hicks was granted British citizenship in December 2005 but his five-year battle for freedom again fell into limbo when the British government appealed the High Court ruling.

The US and the British governments have an agreement that British detainees will not face the US military commission.

But unlike the nine other Britons who have been released from Guantanamo Bay, Hicks has been charged - with conspiracy to commit war crimes, attempted murder and aiding and abetting the enemy.

November 8, 2006: Irish rockers U2 used the opening concert of their Australian tour to campaign for terrorist suspect David Hicks to be released from Guantanamo Bay.
The super group's front man, Bono, raised the Hicks case during a concert at the Queensland Sports and Athletics Centre in Brisbane. Bono, said Hicks should be released from the Guantanamo Bay detention camp in Cuba, where he has been since 2001. We call for David Hicks to be brought back to Australia, he said.

Although Australian Attorney General Philip Ruddock announced in August that the government would push for Hicks' return to Australia, Canberra has not made any such statements since that time.

In September, Ruddock said he had demanded the trial be dealt with as quickly as possible. We want to see it resolved as soon as possible, but we have to be realistic, he was quoted as saying in the September 29 Sydney Morning Herald.

This sounds good, but the truth is that neither Ruddock nor John Howard have pressed Washington to release Hicks, as the Blair government did for the Britons incarcerated in Guantanamo.

Australians are outraged at Hicks being denied justice and a News poll taken over September 1-3 found that more than 55% believe Hicks will not receive a fair trial under US jurisdiction.

John Howard, Phillip Ruddock and foreign minister Alexander Downer's acquiescence to the new US military commission law means that they are also in favour of denying habeas corpus, and possibly not just for Hicks.

A message sent from Australia's Washington embassy to Mr Howard's office in July 2005 outlines the findings of the US Navy investigation. The message, obtained under the Freedom of Information Act, said an extraordinary effort was made by the US Navy to investigate allegations of abuse.

It concluded: The Australian Government's regular visits to Mr Hicks have enabled us to assess firsthand [the US Department of Defence's treatment of Australian detainees at Guantanamo Bay.
The Department of Defence treats all detainees humanely. They are provided food, religious materials, shelter, medical care, mail service, reading materials and clothing.

Despite the Australian Government's acceptance of US Navy investigation, allegations of abuse against Mr Hicks and other detainees continue to be made.

He's pretty down. He's not well and it's very hard talking to him, Terry Hicks said.

Explaining to him about the British citizenship, he's now at that point where he doesn't really care.

David had been sexually and physically tortured and had endured 18 months' solitary confinement during his incarceration, I think that would bring anybody to their knees, his father said.

Terry Hicks slammed the Australian government for its lack of support, particularly after its involvement in the cases of drug traffickers Schapelle Corby and Van Tuong Nguyen.

Terry says here will be an appeal against US legislation that provides a new framework for military trials. The new legislation also allows tough interrogation and the indefinite detention of terrorism suspects.

It was recently signed into law by US President George W Bush.

Terry Hicks says there is not much change to the last model for US military trials, which was ruled invalid by the US Supreme Court.
David's defence team will ... appeal against this, it'll have to go through the Federal Court of America to start with, then it'll work its way through the Supreme Court.

That could take upwards of two years, so David will be stuck there for another two years. he claims.

Claims of abuse emerged, with an affidavit from a US marine who said guards bragged about routinely beating inmates.
The marine told of one guard who bragged about slamming the head of a detainee into a cell door. His statement said other guards spoke of hitting detainees and denying them water.

Former US Secretary of Defence Donald Rumsfeld: 'Detaining enemy combatants provides us with intelligence that can help us prevent future acts of terrorism. It can save lives and, indeed, I am convinced it can speed victory.' Rumsfeld approved a range of measures for use against reluctant prisoners, including solitary confinement - which could be administered in repeated, back-to-back doses of 30 days - chaining people for hours in chilled or heated interrogation rooms, and what he euphemistically called 'sleep adjustment' - in other words, deprivation.

Vincent Cassard, head of the Red Cross inspection team, said the relentless interrogations were having serious consequences for the detainees' mental health.

The International Committee of the Red Cross [ICRC feels that interrogators have too much control over the basic needs of detainees that the interrogators attempt to control the detainees through use of isolation. The interrogators have total control of the level of isolation in which the detainees were kept; the level of comfort items detainees can receive; also the access for basic needs.

Cassard gave the example of interrogators' deciding that unco-operative detainees would not be allowed books. Again Cassard told him that the Red Cross team had heard so many prisoners say that books and other 'comfort items' were confiscated for refusing to talk that they believed this must be true. Miller replied that 'he would listen to the allegations, but he had given the ICRC the accurate facts'.

Major-General Geoffrey Miller made no secret of his belief that subjecting the unco-operative to harsher conditions had boosted the yield of intelligence. 'We are developing information of enormous value to the nation, enormously valuable intelligence,' he said with passion. 'We have an enormously thorough process that has very high resolution and clarity. I think of Guant?namo as the interrogation battle lab in the war against terror.'

Shafiq Rasul, one of the Tipton Three from Staffordshire, who was freed in March 2004, described the effect of Miller's system, which after three months' in solitary led him to make a false confession of attending a 9/11 planning meeting with Osama bin Laden and the fanatical Mohamed Atta in Afghanistan in January 2000. He was told the meeting had been videotaped.

Rasul claims,' the walls [of the interrogation room were rusty, and they seemed to be soundproofed. There was no ventilation; it was hot in there. One interrogator told me that anyone who was in Afghanistan was guilty of the murders of 9/11 - even the women and children killed by the American bombing.

'But they said my position was much worse, because the meeting in this video was to plan 9/11, and loads of people had told them that this guy in a beard standing behind bin Laden was me. I told them that in 2000 I didn't leave the country that I was working at the Wednesbury branch of Currys, who would have my employment records. They told me I could have falsified those records - that I could have had someone working with me at Currys who could have altered the data the company held, and travelled on a false passport.'

Finally, as his isolation continued and the interrogators deployed their full range of techniques, Rasul said, he cracked. In a final session, a senior official had come down from Washington: 'My heart is beating, beating, I'm saying it's not me, it's not me, but I'm thinking: I'm going to be screwed, I'm on an island in the middle of nowhere, there's nothing I can do.
This woman had come down and she plays me the video. I say: Are you blind? That doesn't look anything like me. But it makes no difference. I'd got to the point where I just couldn't take any more. Do what you have to do, I told them. I'd been sitting there for three months in isolation, so I say, Yes, it's me. Go ahead and put me on trial.

The time has come for the Australian public to stand up and demand that their government return David Hicks home to face his so-called wrong doings here in Australia. With the ever growing threat of a terrorist attack here in Australia, it would seem good practice for our court system to trial Hicks for possible terror allegations.

History of Cars Types of Cars

Baby, can I drive your car?

A car or automobile, from the Greek auto- (?on its own?) and Latin mobile (?moving?), is a vehicle that has evolved from the carriage and the bike to a road vehicle that can independently move. Usually it is described as a vehicle with four wheels that can be used to transport one to seven people.

    The history of the automobile

Carl Benz was the first one to build a car, which had three wheels, powered by a gasoline driven engine in 1885. He was granted a patent in 1886 for that automobile. Of course, he wasn?t the only one trying to build cars. Several others succeeded in making motorized vehicles, like the first motorbike by Gottlieb Daimler and Wilhelm Maybach in 1885. Benz is credited with the invention of the modern car, as we know it.

    Types of cars

When choosing a car, it is important to choose one that fits your needs. The most common types of cars are: 4-doors sedans, 2-door coupes, station wagons, SUV?s, convertibles or sports cars.

    4-Door Sedans

A 4-door sedan is a perfect choice for most people looking for a new car. It offers security because of the enclosed trunk and the rear-seat passengers have an easy entry because of the rear doors. You can find them in a range from compact models to large and luxury sedans. Four-door sedans are more comfortable than other types.

    2-Door Coupes

If you don?t have any kids or are single, you may be attracted to a two-door coupe. The rear seats aren?t that easy to access, because you have to use the front doors. Many types of these cars have a hatchback instead of a trunk. That allows you to carry large items for a short distance.

    Station Wagons

Are you the type of family that likes to pack your things and go to the beach? Then you should check out the station wagon. Station wagons offer a lot of stability, a good gas mileage and an affordable insurance rate. Some of the types of station wagons have all-wheel drive and of course they give you lots of space. Ideal for a family pick-nick on a Sunday afternoon or taking a small trip to the mountains with the kids.

    SUV?s

SUV?s or sport utility vehicles are taking a big part of the market today. They are often used as a big family car, but are firstly intended to ride on rough grounds. They are not as easy to drive as a regular car or a station wagon and the insurance rates for SUV?s are definitely higher than for any other car. If you are considering of buying an SUV, be sure to take a look at the station wagons too.

    Convertibles

Most convertibles have only two seats, superior handling and high-performance engines. Some of the manufacturers offer ?regular? convertibles with four seats. Convertibles are great if you?re living in a place where the weather is great all the time. It?s useless to buy a convertible when you never get the chance to use the convertible top.

    Sports Cars

Sports cars originated in Europe as two-seat roadsters that were designed for daily travel and racing. Sports cars are considered cool and fun, but it?s not practical to use them for daily transportation.

So, before you buy that new car to impress your neighbour, friend or lover? think before you act! Find the car that fits you.

How Do Restrictive Covenants Affect the Buyers of Homes for Sale?

Restrictive covenants (also called deed covenants) have been affecting buyers of real estate for as long as property has been transferring ownership. Such covenants are a condition of sale for real property, placed on the buyer by the seller or passed on from previous owners. By purchasing the property, the buyer agrees to abide by these restrictions on the use of the property.

Restrictive covenants are especially important to buyers of homes for sale; since they, like zoning laws, restrict how you may use your own property. Where city officials enforce public zoning laws, private parties enforce restrictive covenants ? generally a homeowners association or individuals who are affected by violations.

Restrictive homes for sale covenants protect the value of the home, itself, as well as the properties surrounding it. Some homes for sale covenants protect the people who live in close proximity to the property, such as other condominium or townhouse owners.

In earlier and not so charitable times, such covenants restricted to whom you could sell your home. Upscale areas of a city wanted to keep their neighborhoods free of particular races or ethnic groups. In the ?50s and ?60s, such covenants were deemed unconstitutional by the 5th and 14th Amendments to the U.S. Constitution, as well as unlawful by federal and state statutes.

Now, such homes for sale covenants are imposed to maintain a certain character and appearance of the neighborhood. Some examples are not being able to erect a chain link fence around your home, satellite dishes must be out-of-sight (a hard thing to do, if they are to function properly), you cannot park recreational vehicles at your home, or you cannot pitch a tent in your backyard for your children. Some homes for sale covenants are very restrictive ? for example, you cannot leave your trashcan in the street for more than one hour after trash pickup. Some homes for sale covenants dictate the maximum length of your grass or the exterior color of your home. Some control such mundane things as what type of pet you can own (if any), and during which hours of the day you can vacuum your carpets.

Violations of homes for sale covenants have serious consequences. You may be fined for most offenses; however, costly lawsuits have occurred from unresolved violations.

It is not the seller?s responsibility to alert a buyer to restrictive covenants on homes for sale. The restrictive covenants generally are on file with the county in which the homes for sale is located. During the purchase process, a title search or abstract update should expose and highlight any covenants for the buyer and his/her real estate attorney to review before the purchase of the homes for sale.

Unfortunately, this process does not occur until after a homes for sale buyer has made an offer. That means a buyer always should check for restrictive covenants BEFORE making an offer on a homes for sale, or AT LEAST make the offer subject to review and acceptance of all covenants.

    Types Of Laser Surgery

A laser is a high-energy beam of light that can selectively transfer energy into tissue to treat the skin. Many surgical procedures are performed using lasers. General surgeons use a variety of laser wavelengths and laser delivery systems to cut, coagulate, vaporize or remove tissue. Some common surgical procedures use includes breast surgery, removal of the gallbladder, hernia repair, bowel resection, hemorrhoidectomy, solid organ surgery and treatment of pilonidal cyst. The advantages of using lasers are reduction of blood loss, decrease in postoperative discomfort, reduction of wound infection, decrease in spreading of certain cancers and better wound healing. Nowadays laser surgery is widely used in different areas of specialization such as dermatology, dentistry, head and neck surgery, neurosurgery, ophthalmology, podiatry, urology and in the treatment of certain cancers.

In the field of skin care, lasers have proven to be big blessing. Lasers can be used to reduce wrinkles around the lips or eyes and sometimes the entire face. The laser softens fine wrinkles and removes certain blemishes on the face. Certain types of birthmarks respond remarkably well to laser treatment. The laser effects a reduction in the size of abnormal blood vessels that cause these birthmarks. This in turn promotes a lightening in the color of the birthmark. Skin growths, facial 'spider veins,' warts, and some tattoos can also be removed by laser surgery. Another procedure that uses lasers is hair transplant. Lasers are used to prepare the area where the hair transplants will be placed.

The most common laser treatments used in dental surgery are carbon dioxides. This is used commonly for surgery of the gingival or gum tissues. Treatment of small cavities is done with the help of lasers that drill into the enamel without much noise or vibration.

Microsurgical lasers are used for precision cutting. They make incisions into the brain and spinal cord. Lasers are used frequently in vaporization and coagulation of tumors, especially those that are deep within the brain and underneath the brain. Lasers have made a huge difference in the field of medical science, especially in the branch of surgery.

    Oregon Commercial Real Estate

Real estate is broadly categorized into two types. This includes residential and commercial real estate. As the name suggests, the latter revolves around sale and lease of property that is intended for use in trade and business. This includes a wide range of business opportunities including shopping malls, gas stations, car parks and office buildings. The Oregon commercial real estate market is huge and encompasses innumerable viable plots and property.

Oregon commercial real estate could refer to an empty plot of land, a building, a store or multiple shops, or even a park. The instant any property is to be used for a business purpose, it is categorized as commercial real estate. Oregon commercial real estate includes land, as well as anything that is permanently built or fixed onto it. These fixtures include nursing homes, buildings and fences. They also refer to pipes, plumbing, heating devices and light fixtures that are inbuilt or fixed on the exterior of a building. Commercial real estate can be purchased, sold or rented as required. Such commitments prove to be profitable for real estate agents who deal in them. Since commercial real estate deals with profitability in the long run, entrepreneurs do no rush into such commitments. It is important to find an Oregon commercial real estate property that is feasible and can help increase trade.

Price points for Oregon commercial real estate depend upon their location. Areas that are established as commercially profitable are categorized within higher price brackets, as compared to others located in developing areas. Their rates are calculated differently from residential real estate. A number of Oregon real estate listing companies have dedicated commercial real estate databases that are easy to access and designed to help clients find a viable property in a short time. Before finalizing an Oregon commercial real estate deal, it is important to ensure the property is not blacklisted and all fixtures within it are in compliance with state regulations.

Fast Phonics and Where to Begin

Having fun with phonics. The second of my five secrets of preschool literacy.

FAST PHONICS AND WHERE TO BEGIN?

Previously I discussed the WHY of teaching children from babies onward to read. Now I shall discuss the HOW of achieving this in the easiest, fastest and most successful way possible.

You now view teaching your child from a different perspective and are ready to take those first positive steps forward. The integrity of your commitment is important, don?t be spasmodic, do be regular, confident and completely relaxed. Where to begin? With the alphabet of course. Why the alphabet? Since it was rubbished for so many years, why resurrect it? Because the alphabet will always be the fundamental basis of all reading in English, from those twenty-six letters, every single word in our language is formed. From ?at? to ?deoxyribonucleic acid?, from ?but? to ?uncharacteristically?, every word is simply bits of the alphabet strung together. It makes sense to learn it and to learn it in the way which will lead quickly to lifelong successful reading.

For babies and pre-schoolers, draw the letters one at a time, in red felt pen, each on a white post-card. Put a couple on the walls of the child?s bedroom to begin with and perhaps one or two in the kitchen or living room. Then be matter-of-fact about their introduction.

?This is ?a?, ?a? is for ant,? ?I see ?d? for dog is over here.? For very small children you can greet the letters, ?Hello ?a?, good morning ?b?.?

For older, school age children and for home-schooling, just work through the alphabet progressing as fast as your child is able to go.

Keeping the sounds in their simple phonic form, work through the alphabet, introducing a couple of new sounds once the earlier ones have become old friends and always checking back. Let your child check you, stumble along the way and allow yourself to be corrected.

Importantly, NO aye, bee, cee, dee, ee, eff, gee, aitch and so forth for the following reason. Using the phonic alphabet a child will sound out c..a..t. Using the aye, bee, cee version it would be sounded cee..aye..tee, great for spelling later, useless for learning to read.

Beware of shop bought alphabet charts, they regularly feature ?i? for ice-cream and

?t? for tube these have long vowels and come later. ?w? for whale and ?b? for boy, these are phonic sounds also to be learnt later on. ?y? for yacht, regularly appears and this has silent letters which come along very much later in the phonic list.

Draw your own chart, you will need an A1 sheet of white paper, a black felt pen for the grid lines and a red one for the sounds. Here is my own carefully worked out alphabet, the beauty of which is that once a child has mastered all the sounds he will be able to read across every word.

?a? for ant, (a cute little ant in a dress perhaps), ?b? for bed, ?c? for cat, ?d? for dog,

?e? for elf, ?f? for frog, ?g? for gift, ?h? for hat, ?i? for ink, ?j? for jug, ?k? for kid,

?l? for log, ?m? for mum, ?n? for nest, ?o? for ox, ?p? for pig, ?qu? for quilt (since these two always appear in tandem in our language, teach them as one. ?r? for red,

?s? for sad, ?t? for top, ?u? for up, ?v? for van, ?w? for wagon, ?x? ?kiss? as in fox, (this is the only way to teach this letter. ?x? for xylophone has a ?zzz? sound and ?x? for x-ray, has an ?eggs? sound.) ?y? as in yak and ?z? as in zebra. Write the sound in red, the word in black and then paste or draw appropriate pictures in each square.

Teaching a child this way will not destroy the quality of your relationship with him. To tell him, ?This is ?a?,? is no different from telling him, ?This is an orange or that is a telephone.?

These days a child?s social calendar grows exponentially. By the time he is at school there are parties and sleepovers, school outings, clubs and all manner of engagements taking place. You can relieve a little of the trauma of school by setting the scene for reading, even if the alphabet is as far as you ever go.

My third article will show you simple games I have used for years and which will make learning easy and fun
